"Bob called almost as soon as we put our request into Home Advisors. We explained that we needed our rental home appraised but due to COVID-19, we needed an appraisal without entering the property. Bob said he could use pictures of the inside to complete the appraisal. Within 3 days we had a very thorough appraisal."

"I wasn’t rushing into my home purchase and David was patient during the two years it took to land my home. I wasn’t sure what I wanted at the outset and David encouraged me to see a variety of property types and conditions. That helped hone in on what I wanted and we submitted a couple of offers  along the way. The whole experience informed me of what was important to me and emphasized the need to act fast. So when a home I really liked went on the market just as I was headed out of town, David and I developed a strategy to make sure I didn’t lose out. Six months later and I still smile and think how much I love my new home every time I open the front door. (And I have great neighbors, too.) On top of his real estate expertise and familiarity with the area, David also leverages the technology to complete a contract quickly online. He took the time to answer every question and really walked me through the home-buying process."

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Both conventional loans and FHA loans are types of mortgages, but they have a few key differences. Conventional loans are backed by private lenders without any government backing, and FHA loans are guaranteed by a government agency. FHA loans are designed to be easier for borrowers with low credit scores or income to qualify for.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.
