Ryan is an excellent agent! He was poised, honest and extremely helpful throughout both the buying and selling process. Ryan Breeden is the most amazing real estate agent I have ever met. He vastly exceeded my expectations and went far above and beyond any measure of professional performance to sell my house. I had a special case; my mother passed away and I became the owner of her house. Unfortunately, the house required a lot of work and I needed a strong agent to guide me in the sale process. It was already a difficult time for my family, and we were facing a huge challenge trying to sell the house. This challenge was further exacerbated by the fact I lived over 1000 miles away and had my own family and job to worry about. Fortunately, I found Ryan. He made great recommendations on what to repair and update, and he also had a ready rolodex with outstanding contractors that I hired to do the work. He was always accessible and got back to me quickly throughout the entire process and constantly checked up on the contractors’ work. For example, when we found major structural issues, he calmly jumped in and found structural engineers to remedy what I thought was going to be a huge investment. Thankfully, with his help, it was manageable, and the work went quickly. Honestly, he acted as talented general contractor throughout the process and that was a tremendous relief. At times, it felt like I would never get to the point where we could put the house on the market, but every time we had a problem Ryan had a good answer and strategy. In addition, his office support made the paperwork easy and they were always ready to help. When we wrapped up the repairs and clean-up and it was ready for sale, Ryan again was outstanding. He made a great recommendation on the selling price and we had 11 offers within the first two days. In the end, we sold the house for $25,000 over asking and $115,000 over the original “as is” value three days after putting it on the market. I could not have been happier with the process, Ryan Breeden’s performance from start to finish was exceptional in every way. He is unbelievably easy to work with, his background and knowledge in the building industry were a game changer, and the results were fantastic. Thank you!

After a bad experience with the first realtor who listed my house, I terminated the listing and got one who was much nicer and smarter - Ryan Breeden. When I met Ryan I was impressed with how well he picked up on the good points of my house and how clearly he outlined strategies for dealing with the negatives. I felt that I had someone on my team. He was very patient and answered my smallest question promptly and carefully. He was also very cut and dried in pointing out some things I had to finish to sell. And he could explain in dollar terms what the possible advantage of doing these things might be. With his knowledge of the local market we chose the price carefully. Ryan was also very creative when it came to making changes that gave a big bang for the buck. He suggested a modest construction change that altered the layout to give a small dining room, with the kitchen looking into a family room. This was much more to the liking of the majority of the buyers. As a result, we soon had an interested buyer. Thanks to Ryan's diligence, creativity and skill, my house proceeded to contract without a hitch. As issues with the inspection came up, he advised me on the best course of action and kept my priorities in focus. If you want someone whom you can rely on totally to get you through the sale and negotiate your best deal, you should choose Ryan. I will certainly go to him again for my next real estate purchase.

This summer, Ryan assisted with the sale of my home. He was very knowledgeable of the process and gave us great tips to get the house ready for sale. Communication is very important to me and Ryan always kept me informed of updates during the process. He uses an app for scheduling of showings which helped me to know when showings were, and what feedback was given. That was a great thing! He helped us to list the house at a realistic price and we had an offer on the house (full price) within a few days of the listing going live! I would definitely highly recommend Ryan!

Ryan is indeed an excellent agent, period! My husband and I are first-time home buyers. We basically knew nothing about the process by the time we started. Ryan just helped us find our dream home. I can't say enough about how professional and friendly he is. We went tour at least 20 properties, and Ryan was always very patient, and informative. He pointed out the problems without we asking about them, and he kept telling us to take our time until we are absolutely in love with a house. Our home hunting lasted over four months. Ryan kept us updated about the properties on the market (even coming soon) that meet our needs promptly. By the time we finally found the one, Ryan literally did everything he can to help us get the best deal possible. The seller and his agent weren't very responsive. It took a week for the seller to sign the contract after they accepted our offer (probably because Ryan negotiated us such a great deal). My husband and I got pretty nervous about the whole deal falling apart, but again, Ryan saved the world! Ryan did everything possible to keep this deal move forward. Once we were under contract, the whole process went very smoothly. Ryan helped us every step of the way, we were even able to close early. I know a lot of the buyers think about the rebate from a real estate agent. We did too, at the very beginning. The fact is, Ryan may not give the same rebate as a Redfin agent, but I think the best decision I ever made is to have Ryan as our agent. The service you get from Ryan is completely at a different level. We talked to Redfin agents too, and in our case, the seller had a Redfin agent. The way they operate is to have different people handle different steps of the home-buying/selling transaction. And they were not very good at keeping relevant people informed. We had a couple of hiccups because the seller's agent did even know what's going on since some associates in Redfin were working on the case without keeping him informed. Anyway, it not worth taking these troubles to get the refund. When it comes to negotiation, it could easily be several thousands of dollars we are looking at, and that's when you need an excellent agent to help you save money. Luckily we have Ryan, who is very good at it. I would recommend Ryan to anyone who is looking for a real estate agent.

I'm pretty new to the home buy process, but Ryan's superb professionalism and personable character kept me informed with the entire process and always responded to my questions in an utmost professional manner. What I thought would be a stressful experience was actually made into a fun experience for me. There's three things that I want to give him kudos for; things that make him truly unique compared to the other Maryland agents out there. First, he's a native to the area -- so he has long standing knowledge about the neighborhoods (growth prospects, what's-happenings, schools, entertainment, etc). So if you give him an idea of what you're looking for, he'll definitely make some solid picks for you. Second, he's an awesome negotiator. The home he helped me buy is in a huge seller's market (homes go on contract in 1-3 days). But somehow, Ryan still managed to get me a discount from the seller's asking price, get a great seller concession, and get some high-dollar appliances replaced/repaired. And thirdly, Ryan is simply a great person to work with. In addition to the great professionalism, he's very personable which made the home-buying experience less of a chore and actually fun.

Simply put, Ryan is an excellent agent! He represented us when we purchased our new home and when we sold our former home. My husband and I were very picky home buyers, and Ryan never grew impatient with us. He made time for us to view competitive homes as soon as they hit the market, and while touring houses, Ryan made sure that we paid attention to important details. Perhaps most importantly, he never rushed us! When we found the house of our dreams, Ryan kept us ahead of the competition--and the competition was steep. Excellent! The house was sold in 12 days. Ryan was prompt, courteous, professional and empathetic during the process of selling my home. Provided expert advice and counseling. Responded quickly to each email, text, phone call. (Even on the day his wife gave birth to their baby daughter!) After interviewing a total of 3 real estate agents, I chose Ryan. Prior to my decision, he followed up the interview w/excellent advice on preparing the house for the sale; offered the "coming soon" campaign which took place prior to the actual house listing...AND I used all the rave reviews on Angie's List. Additionally, Ryan has an assistant Randi who is equally an expert and sheer pleasure to work with. Ryan is the best, without exception. We were looking for something very specific, and he encouraged us to broaden our search just enough so that we found a place that was very nearly perfect. He worked with us on a difficult transaction, and guided us through negotiating a fair price for a serious renovation project, and came up with innovative ideas when the seller threw up road blocks. Working with Ryan was an absolute pleasure and in my case made what could have been a real headache a breeze. I needed to sell a family condo from out of state as well as renovate the unit prior to the sale and Ryan was more than on top of it. We worked with Ryan to sell our home. We decided to meet with him based on the rave reviews we read about him and his services and he did NOT disappoint! The sale of our home wasn’t always easy, but Ryan was with us every step of the way. We felt he went above and beyond, time and time again. We had over 30 people at our open house, he interacted with our contractor as needed and made sure we were in the loop throughout. He was incredibly responsive, easy to talk to, explained things in a way that was easy to understand and generally a nice person to work with during a stressful time. Ryan was my realtor for when I bought my first home. He was extremely helpful in navigating my wife and I through the whole process. He really helped narrow down our top wants and needs for our new home and always had an insightful piece of advice to share. Ryan definitely went above and beyond the call of duty when it came to getting us responses at any time of day and assisting with inspections. When we decided it was time to sell our townhouse and look for a larger, single family home, we had a lot of anxiety and stress about the process. Luckily a friend recommended Ryan Breeden. He was absolutely amazing. He made recommendations for cosmetic improvements to our townhouse that we could easily do to make it more desirable to potential buyers. Our townhouse was only two bedroom, so we assumed it would take longer to sell in a market with a lot of inventory. We were completely wrong, as Ryan worked his magic and we had a contract for the asking price shortly after it was listed. He then took the time to really go through what we were looking for in a new house. My husband and I had some opposing views of what we wanted, and we also had a very strict geographic search area. Add to this the fact that our townhouse sold much quicker than we thought it would, and we were a little nervous that we wouldn’t find the right house! Ryan was great about showing us places. He was always available and would give his honest opinion about the houses we were looking at. When we did go under a contract and started having issues with the seller, Ryan explained what was happening and helped us navigate the situation to get out of the contract. He then found us our dream house that checked off all of our boxes – which is not an easy task! I can’t say enough about his knowledge of the real estate, his easy-going nature, his patience, and his work ethic. When I had a short time frame to move and had to sell my house quickly during the summer of 2015 Ryan was an easy choice to be my realtor. He was confident, knew the market and marketing techniques as well as the population to target for my particular style of house. He priced my house much higher than another realtor I interviewed who seemed to think it would take months to sell. Yet with Ryan my house was under contract less than 48 hours on the market for the asking price. Throughout the home inspection process Ryan kept me updated and had contractors follow up to ensure negotiations were fair. Ryan is easy to work with, a good listener, is respectful, responds promptly to emails and texts and was so patient when explaining concepts I had no clue about, for example, electrical systems. I highly recommend him!

Our experience with Ryan has been nothing short of amazing. We sold our old home and bought a new one with Ryan. The most important thing for us in this process was honesty and an agent who represents us and thinks the best for us. When we draft a list of homes to see, Ryan would do his home work and give us his honest feedback based on needs and wants, which helped us a lot to narrow down our options or select the right home to make an offer. Ryan Breeden is the best real estate agent there is. He truly LISTENS to every wish, need, want, and concern you have about selling your current home and purchasing the new one. I loved that there were no, "surprises" in the process. He was open and honest about the process every step of the way. I should say at the very outset that I decided to go with a different realtor than Ryan, but only because the realtor I chose does close to 80% of his business in the very community that I live in. That being said, I decided to write a review about Ryan because his professionalism, courtesy and superb customer service deserves recognition. I contacted Ryan as I was shopping around for realtors and encountered him on Angies List. His market was the Columbia/Howard county area, but he is still incredibly knowledgeable about my area (Anne Arundel county) because he grew up there. From our first phone conversation I was hooked on how easy going, yet focused Ryan was. I should note that I reached out to him because my house was on the market for nearly 3 months and wasn't getting any traction. This had caused me to become very frustrated and was looking to replace my realtor because I wasn't getting any suggestions, advice, or communication from him. From the very outset Ryan was different. He had incredibly helpful suggestions about what I could do differently, he took the time to investigate my property, pay a visit to the location and contact me back with advice about what I ought to do differently -- All this without my even signing up with him. At the end of the day, I decided to go elsewhere because of realtor expertise in my area, but I can say without hesitation that if things do not work out with this choice, or I ever need a realtor in this area, Ryan will undoubtedly by my #1 choice. I highly highly highly recommend him.
