Customers say: Quick response

"Dear Angie, thank you for the listings! Mr. Barlock was the first professional who responded in record time to my search for Appraisers. Within the half hour after my recommendations were received, Mr. Barlock messaged me with a professional greeting informing me of his services and contact information. There was no pressure, but an offer of professional service. Upon direct contact, Mr. Barlock was extremely knowledgeable, communicative, informative, and his expertise demonstratively competent. He helped me understand a few things about my dwelling that I did not know (Thank you so much!)! His assessment also gave me a better view of what's going on in my neighborhood regarding values and sales (Awesome)! I enjoyed learning and observing the process. I also have an abundance of analytical data with which to move forward with. If you are seeking a seasoned professional who is everything you hope for and more, then Mr. Barlock is your Appraiser of choice. Ms. El"

"There was a miscommunication on the part of my loan office. I needed to pay for an additional apparisal report. Mr. Cushner was a top rate apparaiser. However, I can't use his report with my loan company."

"I wasn’t rushing into my home purchase and David was patient during the two years it took to land my home. I wasn’t sure what I wanted at the outset and David encouraged me to see a variety of property types and conditions. That helped hone in on what I wanted and we submitted a couple of offers  along the way. The whole experience informed me of what was important to me and emphasized the need to act fast. So when a home I really liked went on the market just as I was headed out of town, David and I developed a strategy to make sure I didn’t lose out. Six months later and I still smile and think how much I love my new home every time I open the front door. (And I have great neighbors, too.) On top of his real estate expertise and familiarity with the area, David also leverages the technology to complete a contract quickly online. He took the time to answer every question and really walked me through the home-buying process."

Property Appraiser questions, answered by experts

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

While there's not a lot of definite research, some experts suggest that an in-ground or wall-mounted basketball hoop can add value to your home by increasing curb appeal. In addition, having a basketball hoop is an attractive feature of a house since it promotes physical activity, especially for children.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.
