"I'm a recent customer of De'Angele Landscape & Construction and I can't recommend them enough. I had a patio that was old and wasn't looking good anymore. De'Angele Landscape & Construction was able to replace the old patio with a new concrete one. They were prompt, courteous, and very friendly. I am very satisfied with their service and would gladly use them again if need be."

Small jobs welcome

"Dear Derek R. We also hired Jerome and Patty for a large job including a patio about 700 sq ft, a large circular patio with a fire place and a sitting wall and a walk way. We found both Jerome and Patty to be professional, honest and hard working. Our patio came out beyond our expectations. Our neighbors could not believe how hard they worked on 90 degree days plus pouring rain. This job was a large job and was completed in a timely manner at an incredible price. We had a great experience with technites and would highly recommend them for any size job."

"We had a concrete patio that was riddled with cracks and upheavals. E.A masonry did a wonderful job. They removed the old patio and put in a completely new one. They were very professional, as well as courteous. They cleaned up everything. I would hire these gentlemen again and I would recommend them to friends and neighbors thank you"

"It took longer than anticipated due to the fact that Bob hadn't installed the Trex system before, but he was meticulous and careful, and the deck looks great and keeps the patio underneath dry so that we can enjoy it even in wet weather."

"Great work at a fair price. I would recommend them to my friends or anyone who is looking for hardscape work to be done. Cleaned up the yard and brought in loam to even the grade up to the patio and walkway ."

Patios questions, answered by experts

Yes, a sunroom will require a permit. You may just need a general construction permit for a screened-in porch or solarium. For a three-season room with electricity and a four-season room with electric, heating, and cooling, you’ll need additional permits for each of the utilities, as well as a roofing permit.

Yes, transforming a deck into a sunroom is an absolute possibility. Building a sunroom involves framing in the deck area with walls, adding windows, and affixing a roof. This project is not an easy task, but it does provide a stylish addition to your house. Not all deck designs support this type of renovation project, so consult a professional deck builder before beginning.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.

Your maintenance needs revolve around the type of foundation you choose, as well as how you furnish or decorate it. Patios require little else other than the occasional hose-down, but decks and other wooden structures will require annual power washing and sealing. You may also need to restain the wood every two to three years.

Adding a solid roof rather than building a pergola or leaving the space open will make maintenance much easier. Without a roof, you will need to spend more time sweeping, washing, and covering your furniture to protect it from UV bleaching.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.
