The old flat roof had no leaks. The Millstream new flat roof has been leaking consistently since completion. They failed to properly supervise employees and refuse to make repairs. They blame the world but bury their heads to reality. The aesthetics of the job resembles something the 3 Stooges would have done. A mere sampling of photos attached. COMPANY IS TOXIC-STAY AWAY."

Old felt must be removed in order to assess the condition of your roof decking, such as rotting wood or other structural issues. Also, if your roofer doesn't install a fresh layer of felt as is required by shingle manufacturers, your warranty may be voided. Finally, old underlayment removal is often included in the cost of roof repair or replacement, so there's no real benefit to leaving it on before installing a new layer.

The warranty for algae-resistant shingles varies by manufacturer, but the industry standard is 25 years for overall shingle durability and lifespan and between 10 and 15 years for algae resistance. Some products come with longer warranties for discoloration of up to 30 years. Check warranty coverage for the shingle and algae protection before deciding on a roofing product.

In general, you should consider replacing your roof if more than 30% of it is damaged. This includes several missing shingles, large spots of granule loss, extreme curling or cracking, structural damage to the roof's decking, or multiple areas of leaks. All of these issues could indicate compromised structural integrity that requires roof replacement.

There is a weight limit for walking on a roof, but it’s determined by your roof structure and not the roofing material, at least in the case of a metal roof. Consider that entire teams of roofers will be on top of your home during the installation, so the weight of a single person won’t compromise your roof. That isn’t the case for something like a tile roof, so a high weight limit is one benefit of a metal roof.
