Our inspector Daniel Tyler is fully insured and a state licensed home inspector in the state of Kentucky (Lic #3095). Daniel is well qualified with extensive experience in home inspections and a number construction practices including, framing, masonry (brick laying and concrete foundations) roofing, plumbing, drywall and installation of windows and doors. We inspect under the NAHI standards of practice and belong to the Better Business Bureau of Kentucky. We use Home Gauge inspection software. With this program you have the option of pulling your home inspection down at any time during the process of buying your home (from the website) and the inspection can be emailed any where in the country at a moments time if need be. Mold can cause respiratory issues, allergic reactions, and other health problems, particularly for individuals with asthma or weakened immune systems. Unchecked mold growth can lead to structural damage, resulting in costly repairs. A thorough inspection identifies visible mold and uncovers hidden sources to allow for timely remediation, preventing further damage and health risks.

Measure from zero on a measuring tape by placing the metal hook right up against the edge of what you need to measure. You can also latch the hook onto an open edge—of, say, a table—to accurately measure as well. If you begin at the 1-inch mark, you'll need to subtract an inch from your total.

Houses built on pier and beam foundations will be elevated off the ground, will have a crawl space, and will most likely have stairs at the main entrance. Pier and beam foundations will also have vents spaced out along the foundation to allow for airflow and moisture control in the crawl space. 

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. If an inspection finds asbestos in a home on the market, you could negotiate with the seller for a lower price, though this isn’t a sure thing.

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace.
