John Bain did an outstanding job inspecting our home. He was very professional, informative, and identified significant home improvement needs which due to the comprehensive and well documented inspection report resulted in complete mitigation of deficiencies which had a substantial cost associated with them. I have lived in many states and bought many homes, but John by far is the best home inspector I have ever used. I highly recommend him.

Outstanding! The best home inspection that produced highly valued results in our 15 homes we have bought!. John Bain was superb, professional and demonstrated the best expertise possible. He not only identified a comprehensive list of items to be corrected or noted, but most importantly he identified true ROOT CAUSES and CORE issues that were most critical and needed substantive correction. The result was that the seller could clearly see the conclusions were correct and needed immediate and serious correction which they committed to. John was timely, his report was very thorough and he communicated well throughout all aspects of the project.

WOW!  To share with you my story I was in contract on a previous home in which John did a partial inspection on and saved me from buying a home where the seller was hiding mold and rotted wood.  If it wasn't for John, I would have made a mistake on a very expensive purchase. Fast forward just about 2 weeks and I found myself in contract in another home for John to inspect. 

Top to bottom he dug in this home for almost 5 hours, spent time reviewing items at the end, provided me with a detailed report (along with photos to assist in the request to remedy) and did this all in one day. Literally, by the time night fell, I had the inspection report in my hand, which was crucial to keeping my purchase time line moving along.

In asking around (after Angie's list) I found out that John is the type of home inspector realtors fear-and without question, the type you as a buyer, want. 

I will continue to refer John to everyone I know, and will think of him immediately for my real estate inspection needs.

I'm a first time homebuyer, and John Bain was great about talking me through the inspection process. He has a reputation for being one of the most thorough inspectors in town. He was very upfront about the state of the house and he said he would tell me honestly if I should buy it (he said I should).

John spent hours inspecting our ten year old home. He found minor things and went over them with my husband. He was thorough, on time, and sent our report within hours after the inspection. If your looking for someone who you feel is looking out for you, he is the man to hire. I would highly recommend him!

John thoroughly completed a short sale home inspection I was looking at and provided a very detailed report. There were a lot of items on the list and he went through the list with me at the house

John is extremely knowledgeable and extremely thorough and his service doesn't end at the home inspection. He is available for any questions or concerns that you ever have about the home and the inspection. During the inspection he took copious notes and pictures of everything he found. He then walked us through the full inspection while on the property and sent us a detailed copy later that day. The company that had put up the new roof within the last year did a poor job and John explained to us the best way to go about having their mistakes fixed. He stands by his work and offered to talk to the company, seller, etc if we received any push back.  We really appreciate everything that he has done for us and will be using him again on any other home that we buy in the area.

John's thoroughness led to the discovery of significant issues that would have led to unexpected expenses not factored into our offer. His findings helped us negotiate a reduction in the purchase price. John really worked for us. He was on our side. His expertise and the information he provided us gave us confidence through the inspection phase and ultimately in our purchase decision. We would hire him again in a heartbeat.

Most of my clients are repeat or referral from past clients so John Bain is usually their inspector of choice.
John is very through and takes the time at the end of the inspection to answer questions, show & explain in details any issues he has found.
John has inspected homes long enough for my clients that I now have resales and the only issues found are those of normal wear and tear.
My clients love to use him to inspect properties they buy BUT do not want him inspecting properties they are selling.....he is detailed.
My past clients will also pull out their old home inspection to make sure they have addressed all issues before putting their property on the market.

I was very pleased with Mr. Bain's work. His report was very thorough and he provided specific instructions for communicating the issues he found to the home builder.

Mr. Bain is an absolute professional.  The building process was a bit stressful and Mr. Bain was able to work with me to coordinate our schedules as we were getting down to the wire.  From my initial inquiry to his actual inspection took less than a week, if I recall correctly.  He arrived on schedule, set expectations with me, and performed duties as hired.  I received a comprehensive report following the inspection and several items were found that needed to be corrected before closing, which they were.  Since the builder was on-site when Mr. Bain finished up and he wanted to speak with me privately, he actually drove out a few minutes to a family member's house to sit down and explain everything to me.  Afterwards, he made himself available for a follow up phone call / follow up email.  I was completely satisfied with the work performed and feel that some of these things may have been overlooked had I hired someone else.  If you want to know every single little detail, which I did, you need to hire Mr. Bain.

Mr. Bain inspected my home I have a contract on and am due to close in June.  He was punctual and arrived ready to go to work.  Once he begins working, stay out of his way and let him do his job.  He will make all the time you need for questions later.  Once his work begins he is very focused on his job.
If you are a buyer, this is the guy you want, no question.  If there is an issue, he will find it.  He is one of very few inspectors in the are that will check the house from top to bottom, literally.  He checked everything on the roof, exterior, attic space, and inside.  No corner was left unchecked.  Very few inspectors actually get on the roof and check things these days.
Mr. Bain found only a couple issues with the home.  But were certainly issues that could have been easily missed my less diligent  inspectors.  2 or 3 were on the roof involving minor flashing issues that were improperly done which had created minor leakage that in years to come, would have been pretty major issues. 
If you are buying a home, call this guy.  He is a consummate professional and will disclose anything that you will need to know.  You get  what you pay for.  Mr. Bain will take about 4 hours to uncover anything that is not 100% correct on the house.

Overall, I had an Outstanding Experience with Mr. Bain and am extremely Satisfied with the Home Inspection he completed for me. I feel Mr. Bain went above and beyond in all aspects of the Home Inspection he completed, explained and then e-mailed to me the Report with pics the same day. Outstanding Job and Experience, No doubt about it. It was definately worth what I paid for and more!!!

John did a great job, was punctual, professional, and very thorough.  We chose him because of his experience with older homes and his reputation on Angie's List.  We appreciated his attention to detail as this gives us tremendous peace of mind when considering the purchase of a home this old.  He was clear on which items were cosmetic, not up to code, and/or dangerous.  I will use him in the future and will happily recommend him to others.

After finding John on Angie's List I left a voice mail and he promptly returned my call.  John let me know up front my costs associated with the inspection and we scheduled a time.
My real estate agent provided access to the house and she informed me he arrived prior to the time that was scheduled.  I myself arrived earlier than I informed him, only to walk into the house and see him plugging away at his laptop, listing all the finds he put in his report.  If anything he is efficient and values your time.
It was a pleasure working with him and I would recommend him to people that want to know the negative issues with a home.  He left nothing out and I left with the satisfaction of knowing all there was to know about a house.

My wife and I wanted to get an inspection done of our 88 year old house that we have owned for seven years. We were getting this inspection because we wanted peace of mind and a laundry list of things that need to be fixed in order to keep the house from falling down around us while we are still living in it. We plan on staying in our house for many years to come. We settled on Bain Property Inspection based on reviews here on Angie's List and looking at a sample inspection report on his website. We were looking for a quality inspector without regard to price. Mr. Bain arrived at our house on time and was very polite and cordial. Mr. Bain spent about 3 hours in total going over our house, inside and out. He then spent about a half hour going over the results with me and also showing me some of the biggest problem areas. Very thorough. He took the time to explain things about house construction that I did not understand. The report we received afterwards was just as thorough. Mr. Bain offered that we could call him with questions about the results of the inspection if needed in the future. We were very impressed with Mr. Bain's knowledge, professionalism and attention to detail. We would recommend him to our friends and family and would use his services again.

John did a fabulous job! He took over 4 hours to complete our home inspection. After the inspections, he took me around the house to show areas of concern. He explained everything in detail, and didn't make me feel like I was asking irrelevant or stupid questions. The written report was emailed to me within the hour.
I would highly recommend John and would use him again. He even told me to call him during the final walk through with any questions.
