Hopes Home Inspection

Terrible this guy totally missed a huge amount if major issues like rooten floors where when i walked in the sunroom i put my foot through the floor, cracked support beams, water damage, collapsing bedroom floor and out side porch, Please no one ever use this guy he just cost me a home i bought on his inspection that was $279k and now i have 63k worth of repairs to do.

Very professional and knowledgeable.  Paul and his son worked as a team to get this completed efficiently.  As we went along he pointed things out and offered suggestions.  great and easy to read report with photos highlighting the issues.  report was e mailed to me in hours.

The home we were looking to purchase had been inspected by Hope's previously (~3 months before), but the results were not made available by the person who ordered the inspection. We were able to have the inspector provide the report and walk through the home with us to discuss his findings and address additional concerns without having to pay the full price of a repeat inspection. Very thorough!

It was totally thorough. From the attic to the crawlspace. Every window, every faucet. They were there for hours. They were prompt and it was easy to get an appointment. It was a reasonable amount of time. Their price was comparable. It was very detailed, they are really good about the report that we got. It was thorough.
The people that we are buying the house from, this is not usual, but they happened to be there for part of the time and they were also going to need an inspector and they, on the spot, hired them to do their job as well.

He was extremely through and very patient in explaining things to me. He also discovered a very serious leak in the house. His report was received promptly and with lots of recommendations for improvements.

He also gave me a great discount!

For a first time homebuyer, I couldn't have asked for better. Not only was he professional, but he was understanding of our time frame and made concessions for when we were available. He was thorough, knowledgeable and accommodating.

Hope's Inspection provided a very indepth inspection of the home I purchased the only issue I had was a mix up on what time the appointment was.

The inspection was completed according to the contract and all visible areas of the home were inspected.  The report was pretty much a template of selecting applicable items, but was provided timely.

Paul was very thorough with our first home purchase. He was on-time, professional, and took his time to explain the home inspection report to us. He caught problems that we didn't even think of.

Paul inspected every area of the house and gave a detailed list of all problems along with photos of the problems with specific recommendations on repairs.  He was there for a long time and answered every question I wanted to ask.  He was very professional and was very patient in answering all my questions.  I was very impressed with how exhaustive he was on his examination of the property.  I would recommend him to anyone that needed a home inspection.

Mr Hope answered my call without me having to leave a message which is a big plus.  I needed the inspection within 5 days and Mr Hope was able to give me an appointment on the 5th day.  He was very professional, punctual and considerate.  He was very thorough and gave a detailed report with photos.  I would definitely use Hopes Home Inspection again if needed.

Paul was hired to complete a home inspection.  He showed up to the property on time and met with the buyers and went through the property thoroughly.  He answered all the questions the home owners had and gave them options and suggestions on how to address any items that were found.

I am demolishing an old house in Georgetown KY.  The city Building Inspection office told me that I needed an ASBESTOS report before I could demolish the building.  I don't know anything about asbestos inspections, so I went on the Web and found Paul that Hope does asbestos inspections, and that he lived within a mile of the target home.  I phoned, and he was very responsive.
His bid to do the inspection was very high, but he lowered the price quickly when I protested.  I recommend that people negotiate strongly to get good prices.
I did not witness the actual inspection, but I was very pleased with the quality of the written report that he gave me.

I contacted Hopes Home Inspection after making an offer on an 8 year-old government-owned foreclosure in Nicholasville, Kentucky. While I am purchasing this property "As-Is", I actually wanted to know exactly what "it is" as I had ten (10) days to complete an inspection after the offer was accepted by Fannie Mae. In other words, this was more for my peace of mind rather than something more actionable in terms of furthering the negotiations with the seller (the government). 

Although my search for a home inspector was somewhat rushed, I was lucky to find Hopes Home Inspection through various internet and local resources (including LBAR - Lexington Bluegrass Association of Realtors). I reviewed many other local home inspection web sites and found them lacking. My decision to contact Mr. Hope was also due to his encouraging his customer(s) to accompany him throughout the inspection process (on his web site), which was my intent (other home inspection web sites actually cite time constraints and discourage the prospective owner from attending the inspection and advise you to simply trust their findings - so it was easy to eliminate those inspectors from my list).

Prior to contacting Mr. Hope, I read the information provided on his web site, finding it rigorous and to my satisfaction. An appointment was made for the next work day and Mr. Hope arrived at the arranged time and place on time.  I spent nearly three (3) hours with him examining nearly every square inch of the 1700 square foot home I was purchasing. Mr. Hope answered ALL of my questions and I was more than satisfied with his knowledge. All systems of the home were carefully examined and tested. Clearly this 8-year old home had suffered some neglect over the years, but the neglect was about what I expected (especially given the foreclosure nature of the home which had been on the market for over six (6) months).

While the inspection was in the morning, it was a hot day and after nearly 3 hours of going over all the systems in the home with Mr. Hope, I felt like I needed a shower (and that's a GOOD thing - it takes work to learn as much as possible about a major investment like a home purchase).  

After the inspection, I received the report from Hope in a 3-ring binder which detailed every aspect of the home I was purchasing, including problem areas needing repair along with pictures documenting what was needed. For example, Mr. Hope even found a loose stud in the attic - something that was obviously missed by other home inspectors on behalf of the 2 previous owners of this home. 

Thanks to Hope's Home Inspection, I have the peace of mind to purchase this home and the data to help support a proper mortgage appraisal of the home's value.

I give Hopes Home Inspection a grade of A+ for professionalism and quality as a home inspector and would certainly use his services again.
