The radon test came back with numbers that were over the EPA acceptable level. I'm not sure what his machine looks like, but it takes a measurement every hour and can tell you if it was moved or if the windows were opened.
The information I gained was very important and helped me write up a good repair list for the seller.... as a side note, you should take a trip to the Building Inspection departiment and pull the file on your house to see what permits have been issued and which haven't.
Realtors cringe when they hear Erby will do the inspection because he is very thorough.The realtors attitude (more like worry.They want an easy sale) easily convinced me Erby is definitely the man to hire for my home inspection. Realtors don't care what is wrong with a house. Their bottom line is to make the sale and get their commission! Erby has an excellent reputation and I wanted to ad to that.
We are out of town buyers and Erby called to explain all he had investigated and what he had found. He took his time to answer all questions.His explanations were clear and there was no confusion. His written report displayed clear and very detailed photos.

When I first spoke to Mr. Corfutt, he truly impressed me with his professionalism and courtesy. In addition, he has a wonderful sense of humor and tells great stories.
The report that he submitted on the house was extensive and included colored pictures as evidence of his findings and recommendations. The report itself ran to more than 100 pages. My California agent said that he had never seen one that was so thorough and so well documented. In fact, he said the longest he had ever seen was about 30 pages.
I also appreciated that Mr. Corfutt provided a prioritized list of repairs that he felt needed to be done.
We had only limited time to view the property before buying it, so his assessments and recommendations are invaluable.
Moving across country is fraught with stressful situations, but the experience we had with Mr. Corfutt, was stress-free.
Since our move, Mr. Corfutt has continued to be a valuable source of information and recommendations. I whole-heartedly and without reservation recommend him if you want someone who will do a job above and beyond expectations.
- We used B4U Close to inspect a lakehouse in Carlisle KY that we wanted to buy as a vacation getaway. We were extremely pleased with the thoroughness of both the inspection and the report, and with the professional manner in which it was conducted. Erby is very personable and knowledgeable, and took the time to carefully go through the house with us to point out not only his concerns but also any tips or advice on how to operate/trouble-shoot various things. He immediately recognized that my husband has a good technical understanding of home maintenance/repair, and talked to him at an appropriately more advanced level - while at the same time taking the time to explain things to me on a more basic and understandable level. He walked around the entire house, checking the outside frame and noting little things that can, in time, become very expensive and destructive, such as the water hose that sprayed water in the face upon opening the spigot, or the garage door opener that had its sensor higher than the regulation 5and quot;-7and quot;. This was due to the sensor being attached higher (almost 12and quot;) to the wood frame because of the concrete that was itself too high in the garage. This could be dangerous to our small dogs or our granddaughter when she comes to visit.
Nothing seemed to escape Erby's keen and experienced eye; and once done, we received a very thorough review which was shared with our realtor.
Having left a home of 24 years in New York that never seemed to be finished with expensive repairs that drained us financially (along with the taxation!!) I can only wish we had had ourselves an Erby Crofutt when we made our initial move. It would NEVER have been into THAT House!!!

He was punctual and his report was done in a timely fashion with very clear pictures of items to be repaired and possible fixes for them. The report was emailed to both the buyer and seller.
He is a very pleasant, highly knowledgeable professional home inspector.
The inspection process was very thorough, he uncovered several defects (although nothing that I considered big enough to halt the buying process). Erby spent a considerable time in the HOT attic inspecting all of the systems there and even walked the roof to inspect its quality.
He invited me to be involved in every step of the process which I really liked, I didn’t feel like I was in his way and he made it very clear that this was my time to ask questions and he never hesitated to explain not only the defects he was noting but the standard operation of some of the home’s systems that I wasn’t familiar with.
After the inspection I received an email with login information for a secure website where I could view and print my full (52 page) home inspection report that was incredibly through. The report was not just a list of things uncovered but a full length narrative with suggestions and helpful information about how to proceed through the next steps of the home buying process.
A few days later I received another notification that my radon test was complete. I was happy to find that he didn’t just give me an average level but a 4 page report with every reading that was taken along with the average. (Plus fancy graphs!).
Once both documents were delivered I received a personal email follow up from Erby to see if I had any questions and offering his assistance answering questions even after the completion of this transaction.
I feel like I definitely received my money’s worth working with B4UClose Home Inspections, it’s no secret that you can get a home inspector for a lot less but I feel much better knowing that I had a thorough inspection and report. I would use Erby’s company again in the future and recommend it to anyone who was in need of a home inspector or radon test.
