Erby could not have been a better inspector, fantastic experience!! We needed an inspection on our first-ever house, and it was very important for us to walk through the home with an inspector and truly understand the inner workings, any faults, and how to ensure things are put together safely and properly. Erby covered every inch of the home inside and out with us, touched every appliance and switch and outlet, and was extremely thorough. Very professional, kind, wonderful to talk to and helpful with any questions you may have. Forms and reports are done through a very easy to use web portal. Couldn’t recommend him enough. Erby Crofutt did a very complete and professional inspection of the property we were buying. He encouraged us to be onsite during the inspection process and and explained a lot about the home's systems. He found a significant problem that we were able to get taken care of before closing, that otherwise could've cost us a lot of money. The final report included photos and detailed explanations of defects and their relative importance. The report was accessible online and downloadable. Mr. Crofutt was also good about communicating with us later and providing valuable advice. I highly recommend his services.

Erby was very thorough and detailed. I'm experienced in doing my own home improvement but he found things I would not have noticed. He doesn't pull punches and tell you how wonderful the house is. When he's done with the inspection he provides a very complete and detailed report and you will know exactly what condition the home is in. This is the second home Erby has inspected for us over the years. Highly recommended.

Shows up like a country boy but operates like a professional.  Really has his act together.  Goes over everything taking pictures and notes in his tablet as he goes.  Tells you what is important and what doesn't matter.  Goes up on the roof.  Looks at the foundation.  Seems like he is writing the report as he goes I got mine the next day.
The radon test came back with numbers that were over the EPA acceptable level.  I'm not sure what his machine looks like, but it takes a measurement every hour and can tell you if it was moved or if the windows were opened.
The information I gained was very important and helped me write up a good repair list for the seller.... as a side note, you should take a trip to the Building Inspection departiment and pull the file on your house to see what permits have been issued and which haven't.

Erby Crofutt was excellent. He was courteous, professional, and prompt. Full 64 page report, with lots of pictures, was available on his website within 24 hours of the inspection. He not only suggested but recommended that we accompany him on the inspection so we could see first hand what he was finding.  He also was very happy to answer any questions we had during the inspections. He was very thorough in his inspection (64 page report !). I am happy to recommend him to anyone requiring a house inspection.

I had to make this second report regarding Erby Crofutt. This is the second time Erby inspected a home for me. The previous inspection of a home by Erby revealed several issues.One major mold and mildew issue.The seller would remove the mold but would NOT repair the cause that was growing the mold and mildew. Erby brought this to my attention.If it wasn't for Erby bringing this to my attention I would have bought a very sick house and more than likely my family and i would have become very ill. needless to say I did not buy the house. I found another house and the first thing I did was have Erby inspect it along with a barn. Minor issues. I feel very confident regarding the purchase of this home being Erby did the inspection. 
 Realtors cringe when they hear Erby will do the inspection because he is very thorough.The realtors attitude (more like worry.They want an easy sale) easily convinced me Erby is definitely the man to hire for my home inspection. Realtors don't care what is wrong with a house. Their bottom line is to make the sale and get their commission! Erby has an excellent reputation and I wanted to ad to that.

Erby is a TRUE professional in all aspects regarding home inspections. He is punctual and very thorough.Erby not only completed an in depth inspection of a home prior to purchase he also did an inspection of the horse barn too. 
 We are out of town buyers and Erby called to explain all he had investigated and what he had found. He took his time to answer all questions.His explanations were clear and there was no confusion. His written report displayed clear and very detailed photos.

Three words sum up our experience with B4uClose: professional, thorough, and personable. We were purchasing an older home (1930's) home in Kentucky while living in California. Our Kentucky agent provided a list of potential home inspectors. The agent who was selling my home in California researched the people on the list and said that he felt that Mr. Corfutt would do the best job.
When I first spoke to Mr. Corfutt, he truly impressed me with his professionalism and courtesy. In addition, he has a wonderful sense of humor and tells great stories.
The report that he submitted on the house was extensive and included colored pictures as evidence of his findings and recommendations. The report itself ran to more than 100 pages. My California agent said that he had never seen one that was so thorough and so well documented. In fact, he said the longest he had ever seen was about 30 pages.
I also appreciated that Mr. Corfutt provided a prioritized list of repairs that he felt needed to be done.
We had only limited time to view the property before buying it, so his assessments and recommendations are invaluable.
Moving across country is fraught with stressful situations, but the experience we had with Mr. Corfutt, was stress-free.
Since our move, Mr. Corfutt has continued to be a valuable source of information and recommendations. I whole-heartedly and without reservation recommend him if you want someone who will do a job above and beyond expectations.

1. We used B4U Close to inspect a lakehouse in Carlisle KY that we wanted to buy as a vacation getaway. We were extremely pleased with the thoroughness of both the inspection and the report, and with the professional manner in which it was conducted. Erby is very personable and knowledgeable, and took the time to carefully go through the house with us to point out not only his concerns but also any tips or advice on how to operate/trouble-shoot various things. He immediately recognized that my husband has a good technical understanding of home maintenance/repair, and talked to him at an appropriately more advanced level - while at the same time taking the time to explain things to me on a more basic and understandable level. We were both quite impressed with his technique, expertise, and level of service. The business's webpage has a nice sample of an inspection report - ours was every bit as detailed, complete with many pictures and close-ups, and a and quot;Fix-it Checklistand quot; summary at the end. If you are within an hour of Lexington, KY, we would most enthusiastically recommend this company for your home inspection needs!

He walked around the entire house, checking the outside frame and noting little things that can, in time, become very expensive and destructive, such as the water hose that sprayed water in the face upon opening the spigot, or the garage door opener that had its sensor higher than the regulation 5and quot;-7and quot;. This was due to the sensor being attached higher (almost 12and quot;) to the wood frame because of the concrete that was itself too high in the garage. This could be dangerous to our small dogs or our granddaughter when she comes to visit.

Nothing seemed to escape Erby's keen and experienced eye; and once done, we received a very thorough review which was shared with our realtor.

Having left a home of 24 years in New York that never seemed to be finished with expensive repairs that drained us financially (along with the taxation!!) I can only wish we had had ourselves an Erby Crofutt when we made our initial move. It would NEVER have been into THAT House!!!

Erby was prompt and professional. He systematically inspected our property that we are planning to sell. The report was impressive with color photos and detailed descriptions of the finding. I'm glad that we had this inspection before we have a buyer. It provides us the information we need to anticipate what may be found by the buyers' inspection. I doubt that they will find anything that he missed. He is exactly the inspector I want to look at the property I plan to purchase.

Erby was absolutely fabulous and extremely thorough, from tippy top to as bottom as you can get.

I was hooked on Erby the first time I hired him for my primary residential Radon test. After that, I've used him for a whole property inspection of my next primary residence and then yesterday for my first single family rental home. He's always punctual, professional, thorough, and DETAILED. All three times I've needed him, he's been able to work me in schedule-wise. I appreciate what he does and how he does it and will be using him again in the future. I would not hesitate to refer him and in fact have.

I was really impressed, he requested that I be present for the inspection so that I was aware of problems as he found them. He took pictures of every problem and was very through. He checked every light, outlet, and appliance. He pointed out any problem no matter how small and gave me a ball park price so that I wouldnt get taken advantage of. He checked all heating and cooling systems and vents. He pointed out landscape issues and drainage problems as well. I feel like he gave us an unbiased apprasial. We feel comfortable with our purchase. Great guy, great business.

He was very experienced and covered it from top to bottom. He is very pleasant to deal with and gave me some ideas on things that needed to be done soon, but were not immediate and pointed out the things that needed to be done right away. I would recommend him for services.

I found Erby at B4UClose Home Inspections via Angie's List and spent quite a bit of time going through his website. I requested quotes from him and one other highly ranked provider via email and both were very similar. Erby followed up my email with a phone call to explain the process and his method of home inspection. He was able to get me into his schedule rather quickly and arrived at the home as scheduled.

The inspection process was very thorough, he uncovered several defects (although nothing that I considered big enough to halt the buying process). Erby spent a considerable time in the HOT attic inspecting all of the systems there and even walked the roof to inspect its quality.

He invited me to be involved in every step of the process which I really liked, I didn’t feel like I was in his way and he made it very clear that this was my time to ask questions and he never hesitated to explain not only the defects he was noting but the standard operation of some of the home’s systems that I wasn’t familiar with.

After the inspection I received an email with login information for a secure website where I could view and print my full (52 page) home inspection report that was incredibly through. The report was not just a list of things uncovered but a full length narrative with suggestions and helpful information about how to proceed through the next steps of the home buying process.

A few days later I received another notification that my radon test was complete. I was happy to find that he didn’t just give me an average level but a 4 page report with every reading that was taken along with the average. (Plus fancy graphs!).

Once both documents were delivered I received a personal email follow up from Erby to see if I had any questions and offering his assistance answering questions even after the completion of this transaction.

I feel like I definitely received my money’s worth working with B4UClose Home Inspections, it’s no secret that you can get a home inspector for a lot less but I feel much better knowing that I had a thorough inspection and report. I would use Erby’s company again in the future and recommend it to anyone who was in need of a home inspector or radon test.
