"Mr. King provides excellent customer service and great communication. He is very thorough on his work with detailed pictures and great explanation of findings. Even with the winter snow storm he communicated and rescheduled accordingly and was still able to perform a great job. He was quick and efficient in the delivery of the home inspection report as well. His company nor any company in Maysville does Radon testing. You also have to hire a pest and termite company for any pest and termite inspections just as a tip in your home buying process. I would highly recommend Mr. King again for my home inspection needs. The main purpose of a home inspection is to assess the overall condition of a home. It looks at major systems, like electrical and plumbing, and considers the long-term safety of the home. In contrast, a home appraisal sets out to estimate a home’s fair market value, often for lending purposes. At about $350, a home appraisal costs about the same as an average home inspection.

Inspectors working for the seller on pre-listing inspections can present a conflict of interest, so standard home inspections are usually hired and paid for by the buyer. If the buyer has some negotiating power, they might request that the seller cover the cost (by taking it off the asking price), but this varies on a case-by-case basis. When it comes to home appraisal costs and pre-listing inspections, the seller will naturally have to pay, as these are done before the home is left up for sale.

You can test your ductwork by hiring a technician to attach a vacuum to the ductwork near the HVAC unit and put the vent system under pressure. Your pro can use a duct leak tester to measure the amount of pressure that's escaping. 

You can also do a DIY test using an incense stick or smoke pencil. With the HVAC system running, pass the stick or pencil across the ductwork. Pay attention to the movement of the smoke. When you notice it changing, it could be a sign there’s a leak or bad connection in the duct.

Costs depend on pipe length, accessibility, and whether additional services are required.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.
