Inspection, assessment and testing services for a variety of indoor environmental quality issues (asbestos, water intrusion and mould, bacteria, volatile-organic compounds) are provided for residential, commercial and industrial properties. Services are available throughout the entire state of Kansas. Our inspectors are accredited Council-certified Indoor Environmental Consultants (CIEC) through American Council for Accredited Certification, certified EIFS inspectors through Exterior Design Institute and Moisture Warranty; certified as AHERA Asbestos Building Inspectors. EPA approved certification and state registration is required for asbestos inspections and/or testing. However, certification and registration is NOT required for mould inspections or testing services. There is no licensing required for either asbestos or mould inspections or testing services. We do not utilize sub-contractors. We provide a list of recommended companies for our clients' who need abatement or remediation services. We do not guarantee or warranty these companies' services, but simply provide this list as a convenience for our clients. Inspection fees vary based on the type of property (commercial or residential structures), location, size, and specific needs of the client. Written proposals will be provided for commercial properties. In a July 2002 article about water intrusion and mold contamination, the Wichita Eagle newspaper dubbed our founder the "mold-hunter". Our company is family-owned & operated, locally-owned, and based in Wichita, KS. We have provided inspection services from West Virginia to Alaska and Hawaii, from Florida to Wyoming. Properties owners are welcome to contact us with any questions they may have concerning the indoor environmental quality of their buildings. We believe in educating property owners so that they are better equipped to make decisions about the condition of their properties, whether or not they utilize our services.

FAQs for home inspection projects in Cherokee, KS

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
