Past member of the Missouri Housing Industry Alliance, www.mohousingalliance.com . • The Inspection: The inspection covers mechanical and structural items of the home which includes: plumbing, electrical, heating, a/c, on the roof, in the attic, through the interior, around the exterior and under the home. All readily accessible areas are entered. • The utilities should all be on at the time of the inspection for a complete review. The intent of the inspection is to describe the condition of the property as well as identify major defects which could significantly affect the value as well as noting wear and tear type items and items in serviceable condition. The client, or their representative, is encouraged to be present during the inspection, if not through the entire time at least during the final portion. An inspection typically requires 3 hours but can vary. The inspector will be available for consultation at any time after the inspection and will consult with clients not able to be present. • The Report: The report is 28 pages with digital photos that is ready at the end of the inspection. The inspection report with photos is typically emailed late on the same day the inspection is performed. Then within two days a hard copy report with additional maintenance/improvement folder and educational flyers as needed will be delivered or mailed to you.. • Ethics: This inspection exceeds the ASHI and conforms to the NAHI Standards of Practice. The inspector does not do repair work or obtain any fees if a referral is provided. The inspector is working on behalf and obligated to the client who is paying the inspection fee. • Fee: An average fee is $295.00 and can vary depending upon size range of home and location. •

When I first talked to Mark, he said he can schedule appointments on evenings or weekends which is really helpful because my husband and I both work full time but wanted to be at the inspection. He also was booked through the week I called, but when he learned of an opening he had, he let me schedule the inspection for two days after! This ended up being very helpful because our contract had a deadline for the inspection just about a week away, so we were worried we wouldn't get an appt. in time, but Mark helped us out here!
When Mark came for the inspection, he was right on time. He began by inspecting every area of the home, outside to inside. He was very thorough and helpful in explaining what he had found, what was wrong, and what needs to be done. He also showed us several things that we weren't concerned about the seller fixing, but were just FYIs for us as new home owners. These insights will be helpful for our future years in the home!
I was kind of expecting an awkward situation (being in an empty house with some guy for over an hour) but he was very friendly and made conversation, so it wasn't awkward at all.
Even though our house was brand new, he still found several things that need to be addressed. We are very thankful that we paid a little more to have Mark inspect our house. He also offered future help if we ever need it, and said that if there is anything we have a question about just to call him whenever and he would give us his professional opinion.
Not only was he on time... he was early for the actual appoiintment. He spent several hours doing what appears to be a very thorough inspection. He answered our questions and pointed things out during the inspection.
By that evening he emailed his report with pictures. The next day he hand delivered the full report with additional information to our residence.
At no time were we pressured to pay in advance or pay for extras.
Great service. Got way more information than I expected at a reasonable price.
