"Frank's crew has done a variety of tasks for us: ceiling painting, checking plumbing, redoing our front porch, fixing light fixtures and wiring, installing sensors in garage and front porch, and replacing our front door and storm door. Salvador and Manuel work well as a team; they are both hard workers. They are friendly and willing to answer our questions as well as ask us about our preferences. We wouldn't hesitate to hire them again for our contracting needs."

Chicago garage builders, Garage 4U, Inc. has been building custom garages since 1990. As a family owned and operated small business, service and European craftsmanship allows us to give you - our customer - freedom to choose what you want. Every garage is custom built from first grade materials and we offer a variety of sizes and finishes. No job is too large, no dream is too big. Please call us today for a free estimate. Uses subcontractors for roofing.

"Garage was built well. Wasn’t happy with the concrete guys they used.(0 stars)Thought I’d have a patio poured as they did the slab for the garage to make it easier. They ended up sloping it towards the house. Water runs towards my house on rainy days and sits behind my basement foundation. Very noticeable by eye too. When I put a table or chair on it, the whole set sits crooked. I have to wedge it with a piece of wood to keep it level. I have cracks in several places as well after the first year which I know no one guarantees but thats besides the point. Called them to address the issue but never got a response to the problem. I’ve had to look at it everyday for the last 2 years and it frustrates me. Called them back, explained the situation again…. even suggested to redo it at cost….they said they would get back to me ….but no response…again. They tell you about how good they are but when you try to address it, they don’t do anything. I guess I’ll have to tear it out and it replaced by someone else. I don’t like leaving bad reviews but I gave them plenty of opportunities to make it right. It’s ashamed because I had a lot of people asking me for referrals. I even paid more that other quotes thinking they were different. I didn’t feel confident in recommending them. If anyone wants to see the work, please let me know. Hope it was worth it guys! UPDATE: 4/24 Bob proactively reached out to me and was unaware of the issues I had with the concrete. Internal communication issue? I don’t know. Apparently they've had issues with that concrete contractor and no longer use them. Garage4you said they want to make it right. Totally wasn't expecting that. Currently in the process of correcting the issue. I will update the review once completed. Just thought I'd let everyone know as you are gearing up for garage work soon. Maybe I was wrong and there are good ones out there. We shall see. UPDATE: 5/25 Well....a year has gone by and Issue has not been resolved. I reached out toward the end of summer thinking that they were busy and would do it in fall. Never happened. Obviously couldn't do it in winter. I told them let’s set it for early spring. I had to called in April to follow up. There has been no sense of urgency on their part. I keep getting the run around as if they didn't want to do it anymore. Not sure why this is so hard. You had a different contractor come out to validate that it wasn't done right. Then you put it in writing what needs to happen and it still hasn't. I even have all the texts archived. This is getting frustrating again but goes back to my original intuition. They are really good at telling you "how good they are" but when it comes to things like this, don't want to take responsibility; even though they acknowledged it. (which is worse in my opinion) Just wanted to get this done before I beautify my backyard as I know it will get torn up. I will give them one more week to schedule or tell me what is happening. If I don't hear back, I i'll most likely have to take it to the next step. Hopefully my next update is more promising. I've posted some pics so you can see what I am talking about. Pics don't do justice. 6/25/2025-Well. Now they are ignoring me. Guess I have to take it to the courts.............This is why contractors get a bad name! 9/25. Formal demand letter sent before it goes to courts"

"I began the project on Angi to switch out 2 old bathroom faucets for new ones. I explained the scope of the project in my angi query but also individually to Jose, owner of Santos construction, once he reached out. He provided me a fair price of 300 and we agreed to schedule the work for Monday, October 27. On that date, he was hours late and arrived around 8pm. I had the new faucets, and supply line kits set out for him and he got to work. The installation of the new faucets took about 2-3 hours. I paid him via personal check for the agreed amount and he left. He left quite a mess in the bathroom, a trash can full of water, and used 2 entire rolls of toilet paper to soak up some mess which were also left aside for me to pick up. It wasn't a huge deal but I wish he would have communicated the need for towels, paper towels or that he'd left a mess. The next day, Tuesday, I texted him at 7:30am because one of the faucets was dripping heavily and consistently all night long. He responded that he would return on Saturday. Saturday came and Jose said he was held up and could not come to fix the dripping faucet but could come Monday. I was growing irritated with the week of a leaking faucet and concerned about the wasted water and expense but we scheduled his return for monday evening. Monday evening Jose texted that he could not come. I suggested the next day and he said he couldn't return until Thursday. I expressed my concerns about my water bill and how delaying the correction of the issue was a problem. He committed to coming Thursday and said he wasn't sure why is was leaking because the valves were closed. On Tuesday morning, we realized that the other sink had been leaking profusely underneath, into the cabinet. Many toiletries and small appliances had sat in water for a week and were ruined. I immediately contacted Jose and asked him to return to fix both of his installations that day. I said I couldn't wait until Thursday with this major leak. He said he couldn't come but would come Thursday or try for Wednesday night. I contacted a plumber because I was concerned about the water leaking into rhe cabinet, and potentially the floor beneath them. The plumber found that one faucet had a peice of plastic and Styrofoam in it which caused the dripping and the other faucet had a valve left loose and open causing the major leak and subsequent damage. The cost of the plumber to fix the major errors by Santos Construction was $379.00! I contacted Jose and sent him the invoice from the plumber. I asked him to refund me what I paid to him so that I could apply it to the cost to fix his work. He refused and said there was no reason to contact a plumber since he was going to come back in the next day or so. I explained that he wa scheduled to return 3 times and the issues were worsening, and that I couldn't let water keep leaking into the cabinet, floor, and ceiling below while hoping he comes back. I would like Jose to refund me the $300 I paid him so that I can apply that to the $379.00 cost of the plumber to correct his apprentice or novice level errors. Both of the leaks, damage to our things and extra costs to plumber, were completely preventable had he not been negligent the night he installed them."

Repair Carport questions, answered by experts

Yes, joists are considered structural, as they support the flooring or roofing above them and help distribute the load to the beams, which, in turn, distribute that load to weight-bearing walls or foundational supports directly below them. Joists not only help distribute the load evenly to your beams, but they also provide direct support to the subfloor in flooring systems, which helps reduce creaking and the risk of uneven flooring.

Yes, you can hammer a nail into a wall stud. But before you do, it’s important to confirm that you’re actually nailing into a stud—and not wiring, pipes, or ductwork. To check, find a few more studs in the wall, then measure to make sure they’re either 16 or 24 inches apart.

Learning how to frame a house includes picking the right lumber for the job. Most people will want to pick pine, spruce, or fir for the framing. These types of lumber are affordable and produce sturdy framing for structures. Look for kiln-dried lumber to reduce the risk of shrinkage or insect damage after installation. As part of what’s included in framing a house when you hire a professional, the contractor should order the lumber, so you don’t have to worry about finding the right lumber.

Yes, ceiling joists are typically load-bearing. However, their primary function is to support the weight of the ceiling and loads applied to it, like lighting fixtures and ceiling fans. They can also help support the roof, especially if they’re part of truss systems. Remember, the load-bearing capacity of ceiling joists depends on the material, size, and space between them.

The cost to repair a deck is between $900 and $3,500, depending on the cause and extent of the damage. For example, fixing a sinking deck caused by pest damage can cost between $200 and $600, while replacing sinking boards costs between $500 and $4,000.
