I got estimates from three companies to correct these problems. Pivotal was a clear standout. The owner Jeff, his family members Andy and James, along with the rest of the crew make up a terrific team. Jeff and Andy visited my basement twice for long and detailed planning sessions. The actual work took 7 days for completion with James as foreman. All the problems of my basement were fully addressed. My bowed wall is now vertical, with strong supports along all walls every few feet. A complete waterproofing system was installed which feeds to my sump pump. Cleanup after completion of the work was very thorough. Bottom line: Pivotal is a totally trustworthy top quality company!! "

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

It’s usually not an immediate safety risk to live in a house with foundation problems, but you don’t want to let those problems persist. Most foundation issues don’t lead to a house’s sudden collapse, but they can lead to health issues like mold growth and pest intrusion, as well as problems like uneven floors or rotten beams and joists, which can pose injury risks and be costly to fix.

Most homeowner’s insurance policies will cover the cost of slab leak repair that results from a natural disaster, like an earthquake or a severe flood, or from a tree falling on your home. Damage from frozen pipes in your slab is also typically covered. However, your policy is unlikely to cover the repair if an invading tree root causes the damage or if it’s a pinhole leak that results from corrosion. You should contact your insurance provider for a full run-down of what they cover.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems. 

If your concrete steps have crumbled or chipped, you can fix them by removing any chips or flakes, cleaning and wetting the affected area, applying a concrete bonding agent, and finally applying new concrete, usually in the form of Portland cement. For widespread damage, you can consider concrete resurfacing instead. For fixing concrete spalling that has led to deep damage, you might need to remove damaged material, add structural supports, and pour new concrete into a mold.
