"This is a top quality company!  I cannot express enough gratitude for the superb work that was done on my home.  This was a seamless transaction from beginning to end.  The attention to detail was flawless.  This company proposed so much more work than other companies and when it came down to deliverance...hit the ball out of the park!  All the extras and small details make such a profound and bold impact.  They transformed my house into one of the best looking homes in Hoffman Estates!   Mal (the president) takes a lot of pride in his company and it just radiates through to every last little detail.  There were no short cuts taken.  Everything was done meticulously and gone over with a fine toothed comb.  He sent over a top notch 2 man crew (Sam and Surgay) that were punctual, friendly, trust worthy, and worked diligently side by side.  To have a crew with that kind of work ethic says a lot about the company they work for.  They were amazing! This project was paid 100% at our expense.  Insurance was not involved.  Believe me when I say that I did my due diligence when hiring the right company for our family and financial needs. I had 8 contractors total come out to place bids. None of them offered what Professional Home Improvement did.  I believe Mal was the 4th person I had out and he left such a prominent impression on me the first time that I called him back.  He came in right at the very top end of our budget and what we were willing to pay.  He (respectively) may be a bit more expensive than others but is SO worth every single penny spent!  I also want to clarify that he wasnt the most expensive with the total project either.  When I started this venture,  I wanted the cheapest contractor I could get my paws on.  I want to say he came in right in the middle of 7 other contractors with .048 KP siding (as opposed to .044 Mastic like others offered).  I spent a little more....and got A LOT MORE! He came out every day to the jobsite to check in and make sure we were 100% satisfied with what was done.  He left no stone unturned and made sure that I wasn't even remotely disappointed.  Every single aspect of this job resulted in a super classy and high end finish.  My hose bib has its own mini mount for crying out loud! PHENOMENAL!!!  *16 ft .048 KP siding/no extra charge from the .046/ less seams. (Others: 12 ft .044 Mastic/more seams) *3/8'  foil faced insulation wrapped in tyvek  (4 out of 8 offered insulation/and .025 at that) *built out all 9 windows with 2x3 and wrapped in aluminum (4 replaced completely by him and 5 others we didnt need to replace) *installed 2 french patio doors, front door with sidelight, and a storm door that I bought from Lowes and HD(also built out and wrapped in aluminum) *wrapped garage frame in aluminum (others told me to paint it...myself!)  *mini mounts everywhere! *replaced all rotted, nonstructural wood and added wood where needed at NO ADDITIONAL CHARGE! ($55 per sheet per every other company) *bottom edge freize (prevents pests and mice) *repitched and rebracketed existing gutters (so we could get more time out of them) *installed new lights at no charge *everything has a finished edge!  The details!  Its all in the details! *Not a single company offered all that he proposed and never even came close! *110% perfection!!! There are too many extras to count.  The price of the original bid that we signed never budged.  His word is HIS WORD.  You dont find these kind of qualities with just ANY contractor (have you ever hired a plumber?)  Mal handled any questions or concerns I had with a sense of urgency and made me feel I was his #1 priority.  OUTSTANDING CUSTOMER SERVICE!  He truly deserves all my praises. Thank you so much Mal!"

"The garage was built in February. We signed the contract in September and the garage was finished in March. It took 6 months and 1 day, and the actual building of the garage took 8 hours. I was surprised it took that long. The sales man said it would roughly take 60 days, but they don't commit to a finish date on their contract because everything is weather permitting. We had a beautiful fall, unusually high temperature, and as often as I called them, they said I was next on the list, and I would never recommend Danley Garage to anybody. The electric was completed in March. From the time I signed the contract to when I could pull in took 6 months and 1 day. They subcontract all the work out. They subcontract the concrete work out, they subcontract the electrical work out and the actual garage is built by Danley. I admit the material was fine, and it was a 3 man crew who were trained very well. Everybody knew what their job is because they literally had the garage built in less than 8 hours and I am talking about the wood, the siding, the roofing, everything was done. The problem I had with Danley, the companies that they sub out to, but you would think that Danley would manage all the companies that they subcontract, but they send you a letter and say here contact all these people. I would think I paid them to do that and not me. It took forever to get the concrete work done, and of course at that time, in February, when the garage was built, the electric company told me they can't run it from my house to the garage, because it has to be run underground and the ground is frozen. I had to wait until I could do that. I wasn't happy with them, I certainly wouldn't use them again and I wouldn't recommend them. I would like to give them a worse grade than C but the garage is well built. My anger comes from how long it took, and I had to deal with the subcontractors. It should have been done quicker, and it certainly should have been done better. The price was pretty compatible to the estimates that I got. They gave me a little break because another company had given me a lower bid. We had an independent contractor and he said that we were better off getting a company doing garages only, because any contractor would charge hourly. Danley has every measured and they just cut the pieces. The workmanship and the concrete was done well. The siding and shingle was quality and the woodwork was excellent. All that they kept telling me was that my name was on the list, I also drove out there, and they said everything was dependable on weather. Unless they had 150 garage ahead of me, it shouldn't have taken so long. When you speak to them, they are very understanding of your problems and situation, but they don't care. It is what it is, you signed the contract and made the down payment."

Garages questions, answered by experts

This is a matter of personal preference. However, building a detached structure is generally considered better if you intend to rent out the new space. The advantage to going with an attached garage addition is that you may pay less for plumbing, HVAC, and other features because you can use the existing systems from your home to carry over piping and wires.

All garage doors, particularly newly installed models, add value to your home. Higher-quality and higher-priced doors increase the ROI, so a well-insulated custom garage door increases the value of your home more than a poorly-insulated stock model. Updating a garage door boasts the second-highest home improvement ROI, at nearly 95%.

If you open your garage manually, you don’t need sensors. If you have an automatic garage door opener, sensors are required by law. The federal law UL 325 mandates that all residential garage door openers in the U.S. must include sensors. Designed to prevent accidents and reduce the risk of entrapment, the sensors should be able to reverse the motion of the garage door within two seconds of detecting an obstruction. The sensors are there to keep you, your family, and your belongings safe from a door that might otherwise come down too hard or too fast.

There are many benefits to painting a garage floor, especially if you use an epoxy floor coating. In general, paint makes your garage easier to clean. Since concrete is porous, it tends to absorb things like dirt, grime, mildew, oil, and grease. Paint—specifically epoxy-based paint—creates a barrier that helps you easily mop up the mess before it stains or is difficult to remove.

It is highly recommended to prime a metal surface, like a garage door, before painting. Primer creates a stable surface for the paint to adhere to, which helps prevent bubbling, chipping, and peeling. This ensures the paint job will last longer. Painting metal without a primer can lead to poor adhesion and allow rust to bleed through the new paint. If the surface already has rust spots, you can cover them with a zinc chromate primer before applying the final coat. While priming adds an extra step and cost, it is a worthwhile investment for a durable, long-lasting finish. For best results, also use a paint specifically designed for metal.
