"Very professional and knowledgeable. All of the workers, from electrician, tile installers, cabinet installers to floor installers were very friendly and answered our questions. Martin and Tia stayed in touch with us letting us know who and when workers would be at our home. Would use them again for any remodeling we want done"

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

Home Building questions, answered by experts

Schedule home building assessments when you notice signs of structural stress. Look for sagging ridgelines, sticking doors, or cracked drywall caused by heavy Sandpoint snow loads. Inspect the exterior foundation for cracks or uneven floors resulting from harsh freeze-thaw cycles. You should also evaluate your property after active wildfire seasons to check for ember intrusion damage.

Helpful?

During home building, structural demands dictate the baseline design. Sandpoint experiences heavy snowfall and seismic activity, meaning roof pitch and foundation depth take priority over aesthetics. Local professionals orient floor plans to capture mountain views while managing solar heat gain. Additionally, properties in wildfire zones require fire-resistant exterior materials, which directly limits certain aesthetic choices.

Helpful?

During home building, professionals closely evaluate your foundation drainage and waterproofing to handle heavy spring snowmelt. Inspectors scrutinize the roof system for snow load capacity and ice dam prevention. They also assess the thermal building envelope to ensure wall and attic insulation meets strict climate standards. Waterfront Sandpoint properties face additional evaluations regarding shoreline grading setbacks.

Helpful?

Functional home building addresses structural modifications, plumbing changes, and building envelope upgrades. These essential projects require permits, licensed professionals, and strict adherence to ID energy codes for insulation. Cosmetic updates like interior painting do not require permits. Address functional issues immediately before winter weather arrives, as delaying these repairs causes severe structural and freeze damage.

Helpful?

Start your home building preparation by securing permits and verifying zoning classifications early. Submit complete applications with site plans to prevent delays. Schedule a geotechnical assessment to evaluate the rocky or expansive clay soils common in ID. Confirm your septic and well capacity before finalizing designs. Finally, plan your construction timeline around the long, snowy winters.
