"I saw this company at our local Home Show, and called the next Monday. Nick from Midwest Basement Systems came down to give me an estimate, he was very professional, and he followed up to make sure I did not have any questions or concerns. The crew was very professional making sure plastic was down and minimal disruption working very quietly! There was a follow up visit to make sure all the work was done according to the contract and to my satisfaction, again extremely professional!
We had a major rain since and I am happy to say there was no water in the basement and no musty smell! The humidity has dropped from a norm of 62% without rain to 41% with the Sani dry! I can even leave my basement door open, something I could never do before! I could not be more pleased and I feel it was worth every penny, because I have peace of mind! I am certain my utility bills will reflect a significant savings in the near future. I just wish I would have known about Midwest Basement Systems sooner. Great company, great product! I am sold!"

Concrete Leveling questions, answered by experts

In Waterloo, concrete leveling needs change with a home's age. New homes often require minor adjustments due to initial settling in the area's expansive clay soils. For established homes aged 10 to 25 years, issues from tree roots and soil moisture changes become more common. Homes over 25 years old may face extensive settling, sometimes requiring a more systematic approach.

Helpful?

After completing concrete leveling in Waterloo, avoid heavy traffic on the slab for 24 to 48 hours. It is important to seal any remaining cracks to prevent water infiltration before the winter freeze. For long-term protection against Iowa's weather extremes, maintain proper drainage around the slabs and reapply a quality concrete sealer every two to three years to ensure durability and stability.

Helpful?

Yes, completing a concrete leveling project significantly boosts your Waterloo home's value and curb appeal. It eliminates safety hazards and demonstrates proactive maintenance, which IA buyers value. Since leveling costs much less than full replacement, it offers a strong return on investment. Addressing settled concrete prevents it from becoming a negative point during home inspections, ensuring a smoother sale process.

Helpful?

The current state of your property in Waterloo dictates the concrete leveling strategy. An assessment of soil conditions, drainage patterns, and tree root proximity is essential. For example, poor drainage may require a more comprehensive solution than just leveling a slab. The age of the home and location of underground utilities will also shape the project's scope, from a simple spot repair to a phased approach.

Helpful?

In Waterloo, immediate concrete leveling is necessary for safety hazards like trip risks over one inch or when water pools against your foundation. Active, ongoing movement also requires prompt attention. You can wait if the settling is minor (less than half an inch) in a low-traffic area and is not causing drainage problems. For best results, schedule non-emergency work from late spring to early fall.
