"5-Star Review for Express Sunrooms We couldn’t be more pleased with the work Express Sunrooms completed at our home. They screened in our porch and covered our atrium, and the finished project is even better than we anticipated. The workmanship is truly excellent—every detail was done with care and precision. The crew was professional, respectful of our property, and did a thorough job with cleanup when the work was done. It’s clear that quality is a top priority for this company. We highly recommend Express Sunrooms to anyone looking for superior craftsmanship and outstanding results."

"WOW! I found Veza Properties on Home Advisor Monday morning 5/9/16 after searching for ideas on a 10x22 patio design to connect two patios. I called that morning and Mr. Vemuri was able to meet me after work. He was friendly from the start and gave me a great price. I slept on the idea and text him Tuesday morning with the go ahead and by the time I returned home Tuesday evening the project was halfway completed! By Wednesday afternoon the concrete had been poured and the vision I had for a patio was finished! I never really saw them at work because all work was pretty much completed each day by the time I returned home! Mr. Vemuri was very friendly and professional and he and his crew welcomed me home each day as they were packing to leave with courtesy, a handshake and a smile. The relationship he has with his guys is awesome and he spoke so highly of them, they were all welcoming as well and made me feel comfortable and a part of the process which is important when you are a woman. This was a great birthday gift to myself and now I will be able to dance on it all weekend! Thank you Mr. Vemuri for the friendship, the care you took answering my questions and with my property, you have left me with much more than a slab of concrete, I now have a patio I will enjoy for a lifetime!"

"A qualified, experienced brick mason is hard to find these days. I'm so glad I found Brian of OLI Construction to repair my 1960s vintage brick stairs and paver patio. Good communication and great work."

"This company was very prompt in responding to our request to rebuild our sinking front porch, level off our concrete veranda and replace a rotted fence and do basic landscaping in our back yard. The rep gave us some good ideas on how to proceed and provided a competitive estimate within 1 day. Once approved, they started the job on time, everyday. The rep provided me with details as they progressed through the job. We were extremely happy with the workmanship and the customer service and, most of all, the results they provided us. They cleaned after they finished. I highly recommend this company for your concrete/brick/landscaping projects. They are reliable, dependable, gives honest estimates and they are worth every penny!!"

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

A sunroom offers an additional indoor space to rest, dine, or host guests, all while inviting in as much sun as possible. Either built like an enclosed porch or a fully insulated home extension, a sunroom features floor-to-ceiling windows or screens that create an open, bright design while still remaining protected from the elements and bugs.

Yes, enclosing a patio to create a sunroom or three-season room is often a good idea that adds value to your home. This project increases your home's usable square footage and creates a versatile space for relaxing or entertaining that is filled with natural light and can be used in various weather conditions. Homeowners may see an average return on investment (ROI) of around 70%. The final value added will depend on factors such as the quality of the materials, the level of finish, and the amount of yard space that remains after the enclosure.

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.
