"I am a realtor out of Jacksonville Florida. I had a seller that needed an appraisal quickly for a sale. Atlantic Surveyors not only completed the survey but my customer was so pleased she wanted to make sure I gave a positive feedback about her experience. From my prospective (realtor view) Atlantic surveyors squeezed this survey into their packed schedule when the original surveyor could have made a couple of minor changes to the original survey and spent far less time at the property to complete the survey. In this situation the home buyer actually personally knew the original surveyors and they still wouldn’t complete the survey in time for the closing!! Talk about communication, Atlantic surveyors contacted me quickly and backed up their words with action. I wish Atlantic surveyors was in Jacksonville Florida because I wouldn’t use any other surveyor. If you have a chance to use Atlantic surveyors don’t hesitate to use them. I’m a stickler for customer service and they went far beyond that. From the sellers prospective the surveyor showed up on time and walked them through every aspect of their property lines. From the old boundaries to the new boundaries the surveyor was very patient and professional ensuring to document everything!!   • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued. 

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property. 

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy. 

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements. 

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

There are a couple of ways you can determine the depth of your well. One method is to use a device called a well sounder. This tool has a long measuring tape containing a sensor to alert you once the end reaches the water. 

Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.
