"We are extremely pleased and impressed with Flaherty Floors. From start to finish communication was clear, honest and almost always immediate. They worked almost non-stop for a week with exceptional dedication and perfectionism. We liked that owner Brandon Flaherty was often on site, and that the gentleman who did most of the work, Tom, has been with him twenty-five years. Along with Justin, their pride in their work, and their work ethic, really sets them apart - and we say this after having worked with countless contractors while renovating two houses in four years. They were very fair in pricing and took great care with our home. As someone with asthma, I was grateful that they were meticulous about sealing areas off and while sanding always used a bag to capture wood dust and send it through a HEPA vac, leaving our house with almost zero dust. Best of all, we're thrilled with the end product - our floors are SPECTACULAR. We highly recommend Flaherty Floors!"

"We love our new floors!!! This company ripped up all the rugs and took all trash with them. Also the owner came out and reviewed the job. I will definitely be hiring them again for future jobs."

Customers say: True professional

"Excellent! We have a flooring company in NJ & did not want to bring our guys to FL for the install so we went on Angi's List & found Matt. He was the 1st to come see the job, his estimate was itemized & very professional, & that impressed us. Day 1 he prepped the hallways of our condo bldg, protected our cabinets in the kitchen & b/r, & covered them in plastic. The demo went smoothly & he got rid of all of the trash. We needed some floor prep done also and a sound barrier installed prior to the floor & all was done very professional. The herringbone installation is time consuming & he never complained and it came out beautifully! Everyone who has seen it LOVES it! We cannot say enough about how well the job went and would 100% use Kodi LLC again and highly recommend him!"

Floor Sanding questions, answered by experts

In Naples, a standard residential boundary survey typically takes one to two weeks, while more complex surveys like ALTA/NSPS or topographic surveys can take several weeks or longer. Delays may occur during hurricane season or periods of high demand. The City of Naples Building Department recommends scheduling your land survey well in advance, especially if your property is in a flood zone or coastal area.

Helpful?

In Naples, most land surveying projects—especially for new construction, subdivisions, or property line adjustments—require permits from the City of Naples Building Department or Collier County Growth Management. Surveys impacting public right-of-way may need additional review, and work near wetlands often involves environmental permits regulated by the South Florida Water Management District. Always confirm requirements with these authorities before starting your land survey to ensure compliance.

Helpful?

After land surveying in Naples, protect boundary markers from landscaping or storm damage, and store your survey documents securely. The City of Naples recommends reviewing your property lines every five to ten years or after major events like hurricanes or construction. If markers are disturbed or you have questions about property boundaries, consult a licensed local surveyor to maintain accurate records and avoid future disputes.

Helpful?

When hiring a land surveyor in Naples, prioritize professionals licensed by the Florida Board of Professional Surveyors and Mappers with experience in local coastal and floodplain regulations. Ask about recent projects in Naples, verify insurance coverage, and request references. Familiarity with permitting processes at the City of Naples Building Department and use of modern GPS equipment are also important for accurate, timely results.

Helpful?

In Naples, unexpected costs during land surveying often include fees for additional research at the Collier County Property Appraiser's office, utility locating, and environmental assessments if your land borders wetlands. Coastal properties may require elevation certificates or floodplain analysis. Weather-related delays, especially during hurricane season, can also increase costs. Consulting with your surveyor about these Naples-specific factors helps you budget more accurately.
