You can also check property records, use a soil probe to detect damp soil, or hire a septic professional with ground-penetrating radar equipment to map the drain field’s location.

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

While home mold tests can provide a simple identification of mold presence, they lack accuracy and reliability. These kits may detect mold spores but can't pinpoint the source or identify the type. Professional testing, combined with an inspection, is more comprehensive and leads to actionable next steps. 

Yes, you may still qualify for a home insurance policy if your property doesn't pass an inspection. Your insurer may ask you to resolve certain issues in this situation. Other options are getting a quote from a different company or applying for coverage through your state's Fair Access to Insurance Requirements (FAIR) Plan.
