What causes driveways to crack can vary by driveway material. Sealcoating with the right formula creates a protective "shell" over a driveway. Resealing a driveway on schedule helps to preserve its lifespan substantially by keeping it protected against damage from UV rays, motor oil, chemicals, hail, rain, snow, and more. The three most common types of asphalt are hot asphalt, MC cold mix, and UPM asphalt. Hot asphalt is used most often for paving and patching roadways while it’s hot and workable. MC cold mix asphalt cures more slowly than hot asphalt, but it can be used for temporary patches and repairs in low-traffic areas. UPM is also used cold, but it can be used as a longer-term fix, usable in almost any conditions at almost any temperature.

The cost of asphalt driveway repair is usually similar to the cost of average concrete driveway repairs, but maintaining asphalt tends to be less expensive on a per-instance basis. For example, resurfacing asphalt costs about $1 less per square foot, but it doesn’t last as long as concrete and will need more frequent repairs. An asphalt driveway lasts 20 to 25 years, but a well-maintained concrete driveway can last twice as long, so the maintenance costs and timeline even out.

There are more pros than cons, but there are a few disadvantages to sealing your driveway to be aware of. Sealant can make the surface slippery, which can be a hazard, especially when the driveway gets wet. Look for sealants with abrasive additives to help counteract this. You’ll also need to remember to reapply your sealant every two years and budget for the expense that comes with it.
