"Our hot water heater went out recently. It was 12 years old, so we knew we needed a new one. It took quite a bit of research to find a reputable company that didn’t have exorbitant prices. Other businesses told us things like: we needed all new pipes. (We didn’t.) A new hot water heater would be $3,000 to $5,000 plus labor on the of that. ( way overpriced), etc. Finally, we found an excellent smaller local company. We went with Pure Water Services in Loveland. They’re honest, reasonably priced, and absolute pros. They were able to get us scheduled for a new hot water heater within days . Their master plumber Patrick was courteous, extremely knowledgeable, and very thorough. Patrick is an impressive and experienced plumber. Alexander keeps in touch daily with every step of your project repair. I was impressed with how kind, and professional he is to customers. We are so thankful to have hot water again. They stand by their work. My husband and I highly recommend them!"

While not all homes require a hot water heater expansion tank, they are necessary in most newer homes and are often mandated by local building codes. Codes typically require an expansion tank if your plumbing system is a 'closed-loop' system, which often includes a backflow preventer or pressure regulator on the main water line. Some municipalities have specific requirements. Installing an expansion tank on a closed system is crucial, as it prevents excess pressure that can damage your water heater and other appliances, potentially shortening their lifespan. However, tankless water heaters do not require an expansion tank.

Most hot water heater manufacturers recommend replacing the anode rod about once every three to five years. Anode rods sacrifice themselves by collecting iron, limestone, and other minerals that would otherwise corrode your hot water heater tank. This abuse wears them out long before your water heater does. Check the rod when you remove it and replace it if more than 50% of the metal has been consumed. Check the rod more frequently if you have hard water or use a water softener. 

You don’t have to replace expansion tanks at the same time as your hot water heater. You may be able to go six to 12 years or more before needing to replace your expansion tank. At $150 to $450, hot water heater expansion tanks are usually much more affordable than the cost of hot water tanks themselves, which average about $1,190.

If your gas water heater is over 20 years old, it should be replaced. Gas water heaters can last up to 12 years and while they can exceed this expectancy if well-maintained, a heater that's 20 years old would require replacement. The heater is unlikely to run as efficiently as a new model and could be more expensive to do so.
