"Peter of 5280 SealCoating was very responsive and professional. It was a relatively small job that a couple other companies did not follow through on quotes or answering my questions. Peter exhibited a great work ethic and did the job when he said he would. The results are about perfect - I highly recommend him and his company. I am so glad I initially asked for a quote from him!"

"The team that did the seal coat and repair on my driveway was timely, professional and did a superior job on my driveway, and their project bid was affordable. I would definitely recommend James McDonald and his team for any asphalt project and would absolutely hire them again in the future when my driveway is ready for another seal coat or repair."

Customers say: Quality work

"My not quite 2 year old driveway was starting to put. I contacted Isaac McMillan and Son. Family company, very personal and explained to me what was happening and they power washed, repaired one seam that had cracked and also did my front semi circle and door stoop. The stoop and step had 3 seam cracks which they repaired and it was pitted from ice melt, before I knew that it was bad for concrete. Two coats of sealing on all and this will keep the concrete from moisture absorbing and stop pitting. VERY PLEASED with their WORK, KNOWLEDGE and PERSONAL CUSTOMER SERVICE"

Small jobs welcome

"HS Asphalt provided a quick excellent quote and worked with us when we had some questions on the work they were going to do. In a very busy summer they kept us informed of when they would be able to get to the job, and then worked the job around our schedule. The job was done right when expected, and they provided pictures immediately after completing the work. All in all a superb experience and outcome."

Driveway Sealcoating questions, answered by experts

You should always power wash your driveway before applying a sealant. At any given time, your driveway could be covered with algae and moss, tire residue, oil and rust stains, and any combination of leaves, twigs, and dirt. If you skip power washing, you’ll be trapping the dirt and grime beneath the sealant and lowering its chance of cementing itself to your driveway. While you can expect the cost to pressure wash your driveway to average between $100 and $350, the few hundred dollars beats an unattractive driveway or paying extra to reapply your driveway sealer.

New asphalt typically needs 24 to 72 hours to dry before it can handle light foot traffic and careful driving. Although it may appear solid after a few days, the full curing process, where the asphalt reaches its peak strength, takes much longer—generally from 30 days to a year.

During this extended curing time, the surface remains relatively soft and can be damaged by heavy vehicles, sharp objects, or high temperatures. To protect your investment, it's best to avoid parking heavy machinery on the asphalt until it has fully cured.

The exact time required for drying and curing depends on several factors, including the weather, the specific asphalt mix, and its thickness. For the most accurate advice tailored to your situation, consult with your asphalt contractor.

Most sealing projects take 1-2 days, including drying time before allowing traffic.

Driveway installation is challenging. While chip seal might sound easier to apply than asphalt, the process still involves heavy machinery and professional skills. Unless you come from a construction background, we recommend hiring an asphalt company to chip seal your new driveway. If you are paving the driveway entirely with chip seal, expect to pay $5 to $10 per square foot.

The best time to seal a driveway is during periods of mild, dry weather, typically from late spring through early fall. For the sealant to bond and cure properly, it needs warm conditions. Avoid sealing in the winter when temperatures are too low.

For optimal results, follow these guidelines:

  • Temperature: Apply sealant when air and surface temperatures are consistently above a minimum of 50-55°F. The ideal range is often between 60°F and 80°F. Avoid applying sealer in extreme heat (above 90-95°F), as it can cause the sealant to dry too quickly and improperly.

  • Weather: Choose a time with no rain in the forecast for at least 24 to 48 hours after application. Rain can wash away the sealant before it has fully cured.

  • Timing and Cost: While spring and fall offer ideal temperatures, they are also the busiest seasons for driveway sealing companies, which may lead to higher costs due to increased demand. The best specific month will depend on your local climate.
