In 1982, Dave Bolduan, a licensed general contractor, formed Pacific Construction. Starting with just one employee, he began remodeling and building custom homes. Over time, the company’s reputation for quality, integrity and fair practices drew clients, many of whom became repeat customers. In 2004, the company incorporated and the business name was changed to Pacific Builders of SLO, Inc. We rely on a network of subcontractors that we know and trust. We have developed a good working relationship with them over time by treating them fairly and making sure that they are paid in a timely manner. Pacific Builders of SLO also maintains a crew of well trained and courteous employees who are competent in all phases of construction and have the knowledge and experience to resolve difficult design challenges. Our company is committed to minimizing our impact on the environment. We maintain recycling programs in both the office and the field. Care is always taken to keep construction debris and run-off from reaching any creeks or city drainage. Whenever feasible, we utilize sustainable or environmentally sound building practices. We work closely with our employees and subcontractors to keep our job site clean and safe. During the many years that we have been building, we have never had a serious injury. The safety of home owners, subcontractors, and employees is a point on which we never compromise.

Home Building questions, answered by experts

The average build timeline for a home is between six and 12 months, with timelines pushing toward the upper end of that range if you’re creating a custom design or need a lot of land preparation before getting started. Hiring a general contractor or a custom homebuilder will help speed up the process, as you’ll see fewer delays between different parts of the build process getting done.

Modular homes are a type of prefab home. Specifically, manufacturers first build modular homes in sections and then deliver them to the job site. The modules, or sections, are usually at least 70% finished before they arrive on your property.

In comparison, prefab homes arrive in panels or segments, and workers assemble them on-site. Generally speaking, modular homes tend to be more durable, and their consistent construction standards may mean you’ll have an easier time getting conventional home loans.

The construction stage, which includes pouring the foundation, framing the structure or building the walls if you choose a concrete house, and installing doors, windows, a roof, siding, drywall, and flooring, will almost always take the longest. The planning phase can take just as long if you’re building a custom home, but the finishing process, which includes painting, installing trim, and finishing the interior, will rarely take longer than the previous two phases.

The requirement for building permits varies by location, but most building departments will require permits for any changes to the structural components of a home. They’ll also require them for changes to the plumbing, electrical, and HVAC components, as well as any permanent improvements to the land, including concrete patios or foundations for additions or outbuildings. You also might need permits for things like roof replacement and window replacement, depending on your local government.

It is almost always more affordable to buy an existing home than to build one from scratch. First of all, new construction mortgage interest rates are often higher than traditional loans. Also, when building a home, you're covering the cost of brand-new finishes, appliances, electrics, plumbing, utility hookups, and labor. Between the cost of labor and permits, building a home will often cost more in the long run.
