"We contracted King of the Painters to paint the exterior of our home in Clairemont after reading customer reviews about their services. We met with the companies owners who were very helpful in helping us select a new house paint color scheme. The workers were on time and cleaned up the work site each afternoon. We had a few issues with the job and called them to report the issues and they were very quick to come out to correct the discrepancies. We would recommend using them to anyone."

"Saul and his crew did an excellent job painting the exterior of our house. They were clean, fast and paid attention to details. They power washed, repaired stucco, caulked all joints, masked, used drop clothes everywhere and painted stucco and trim. All painted lines were sharp and clean. They didn’t even damage any roof tiles. Couldn’t be happier and I highly recommend them."

"I found them messy, left a lot paint on floor and did not clean after themselves. Also had a small repair on stucco, instead it became a major repair, and where they had scaffold to clean windows, they broke the stucco fence in driveway. that cost me $6,000.00"

"We can not speak highly enough about Ben Lypps, both as a professional and as an individual. He does stellar work, paying very close attention to detail and going over and above to ensure the job is done correctly. Our home required a great deal of preparation and repair work prior to painting, which turned out to be more than Ben had originally anticipated, but he honored the price on the contract. He never complained about the extra work. Ben is super conscientious about showing up on time, and cleaning up after he left. He is a quiet, kind and considerate man, making him a pleasure to be around. We will use Ben for all of our future painting needs!"

"A&M Specialized Coatings just absolutely transformed our kitchen by painting our dark stained dated cabinets a beautiful white! I cannot say enough about Isidro and his team. The attention to detail and quality of work far exceeded my expectations. Isidro was so helpful when I couldnâ t choose which white paint color and at the last minute, painted a second sample door for me so I could feel confident in my decision. He is so helpful and responsive to questions along the way and just put in an incredible amount of time making sure our cabinets were absolutely perfect. I still cannot believe how amazing they turned out, looks like a factory finish! I would absolutely recommend them for any project and definitely plan to use them again for future painting projects! A+++!!"

Small jobs welcome

"As a contractor, I have hired Alex and Ruben for numerous jobs over a 3-year period. The jobs they completed for me were interior drywall/painting, exterior stucco repairs/painting, power washing, fence and window wrap staining, garage slab epoxying, light carpentry work (baseboards, wall extensions, door casing, and fence repairs), LVP installation, and hanging barn doors. They always showed up on time ready to work, did excellent work, and most importantly were wonderful with my customers. Since moving back to Seattle I still have customers reaching out to me and am continuing to refer them to AR Coatings due to the excellent work and customer service they have always provided. I recommend Alex and Ruben for any job from the list above."

Interior Painting questions, answered by experts

Removing paint from brick can have both aesthetic and practical value. Some people prefer the timeless look of bare brick, making it worthwhile to remove old paint layers. Brick also lasts longer when unpainted, as paint traps moisture, causing the brick to deteriorate more quickly. If your brick walls are already in bad shape, stripping the paint off might do more harm than good.

Soot can be harder to remove compared to other types of stains given its acidic nature. It can also cause underlying paint to peel off during the cleaning process. If your soot issue is a result of smoke damage, it’s recommended you call a pro to help remove it versus doing it yourself.

The best and fastest way to remove paint from a deck often involves combining a chemical stripper with a pressure washer. Gel-based paint strippers are highly recommended because their thick consistency makes them less messy and easier to apply than liquid strippers. After applying the stripper to loosen the paint, you can use a pressure washer to efficiently wash away the residue. When using a pressure washer for this task, it's important to use a low pressure (under 1000 PSI) to avoid forcing too much moisture into the wood, which could lead to mildew or rot.

Sometimes you can get away with simply sanding and painting over small areas of peeling paint. However, the problem will likely return quickly, and the ridge between old and new paint will be visible. If you just need a quick fix and won't worry about appearance, chip away the peeling paint as much as possible, prime and paint the area, and skip the spackle step.

Yes, you can paint over old exterior paint, but success depends on the condition of the existing paint and proper surface preparation. If the previous coating is in good shape (not cracked, peeling, or flaky), you can paint over it with less prep work. However, for the most durable and professional-looking results, follow these key preparation steps:

  • Clean the Surface: Thoroughly clean the exterior to remove all dirt, grime, and mildew. A pressure washer can be very effective for this.

  • Scrape and Sand: If the old paint is peeling, cracked, or flaky, you must scrape off all loose paint. After scraping, sand the surface to create a smooth, even base for the new paint. Sanding is especially important for wood siding.

  • Apply Primer: Using a quality exterior primer is highly recommended. It ensures the new paint adheres properly, improves durability, and provides a uniform finish. If you are painting a lighter color over a dark one, a tinted primer will help cover the old color more effectively.

Some brands offer paint-and-primer-in-one products for convenience. Taking the time to prepare the surface properly will not only increase your home's curb appeal but also help protect your siding and extend its life.
