"Rick and his crew were absolutely wonderful! We received quotes from several painters; however, none were as thorough in their assessment of our home as Rick. After witnessing him in action we knew we would be in good hands and Rick and his crew certainly lived up to that. On day one we looked out our window and saw Rick and crew arriving precisely on time. When we opened the door Rick shook our hands and then proceeded to introduce his team one by one. We had such wonderful first impressions! What happened over the course of the following five days left us knowing that Four Seasons will always be our painting company of choice and will be to whom we refer all of our family and friends! Ok, so on to what happened while the team was in our home! The obvious care and concern the crew took with ensuring the proper protection was given to our furniture and carpet was so appreciated! The obvious care and concern every step of the way in paint application, light fixture and bathroom accessories change was extraordinary! These guys made our home look brand new....inside and out! It has been over 1.5 years since the work was completed and we continue to absolutely love the job which was done. The quality of workmanship, the owner and the team at Four Seasons is top notch!

"Do make sure you and your contractor understand each other and explain exactly what you need and want.  Most often
old homes will have problems with dry rot, termites, old electrical and a good contractor lets you know you have these problems and will give you an estimate of what it will cost to fix them.  My opinion is if you are going to have a job done you should not mask problems.  We were fortunate not to have had dry rot.  The bones of our house was in very good condition.  However, our electrical panel was going to need replacing.  If you have your home already open to reside or whatever you are doing the extra time and cost is worth it.

Do check for licesne that is current.  No what type of permits will be needed."

"Purchased Big Deal for house painting. Did not hear from contractor so emailed and then left message on phone. Received call back about two weeks later and scheduled estimate. Estimator took my fan deck to get a color match, and I advised her we needed this done ASAP.

Another week went by, then another, left message to please provide estimate. no response. Contacted help desk. Advised help desk we wished to cancel this contractor for non response. Another week went by and received phone message from contractor, that they needed to schedule the power wash, still no mention of estimate! This made me uncomfortable as I would then be committed to continue with no idea what it would cost."

Deck Maintenance questions, answered by experts

For the best results, stay off of your deck for at least 48 hours after sealing it. Giving the sealant at least two full days to cure ensures it can fully penetrate the wood, giving you the most protection from sun and weather damage later on. Walking on the deck too soon can prevent it from properly curing and cause your deck to weather prematurely.

Yes, it is possible to build a small, basic deck for $5,000, particularly if you use less expensive materials and a simple design. To stay within this budget, consider a size under 10x12 feet and use affordable materials like pressure-treated wood or cedar. While the general cost for deck building ranges from $4,350 to $12,560, with an average around $8,200, some projects can be completed for as little as $4,350. You can also save on labor costs by doing the work yourself, but be aware that mistakes could end up costing more than hiring a professional. A contractor may have a higher upfront cost, but they can ensure a safe, stable deck that will last.

Yes, you can draw your own deck plans in many cases. However, you must know your local building codes and be familiar with carpentry principles. Even then, it's always best to run your plans by a professional contractor with experience building decks, whether you choose to DIY some of the build or not.

For a 12x20-foot (240-square-foot) deck, you can expect to pay between $7,200 and $14,400. This cost is based on a general price of $30 to $60 per square foot. The final price will depend on factors such as the decking material, design complexity, deck type, location, and local labor costs. Keep in mind that add-ons will increase the total; for example, adding an under-deck drainage system to a deck of this size could cost an additional $7,700.

Yes, it is generally safe to have a fire pit on a deck, but you must adhere to building codes and take several safety precautions. For both built-in and freestanding models, you must use a heat-resistant barrier, such as a fire pit pad or heat shield, between the pit and the deck. Additionally, consider the weight of the fire pit and ensure your deck can structurally support it, reinforcing it if necessary. The fire pit must also be positioned a safe distance from your house, particularly from materials like vinyl siding, to prevent heat damage.
