"The foundation of our home in Oak Hills (North Monterey County) was settling. The repair would be a complex undertaking. My wife and I had two separate contractors come in to evaluate and bid on the foundation repair. Both of them said that the job was beyond their capabilities, despite having repaired numerous other foundations. After a prolonged search, we found two companies that were willing to submit bids for the work. One company was from Livermore and the other was Avalon Structural out of Santa Cruz. The bids were close to each other in cost, but the Avalon bid incorporated a lot more structural reinforcement of the foundation. The foundation repair company from Livermore was going to use a coiled steel support and would not guarantee that they could get the foundation level. Avalon Structural used an inordinate amount of galvanized steel pilings driven deep until they met the required resistance to prevent settling. This is a much stronger type of foundation support. In addition to the steel pilings, Avalon’s bid also included a massive steel reinforced concrete support that ran about half the length of the house. Avalon also guaranteed that they could get the foundation level. We decided to go with Avalon and are very happy we did. Roger, the owner of Avalon Structural, met with me personally. We crawled under the house together as he explained in detail the plans for the repair that had been submitted by the structural engineer, his son Dylan. The construction crew was hard working, pleasant and clean. By clean I mean that the construction area was always left clean and organized at the end of the day. The repair took over a month with a daily crew of four to six men. When the work was complete, our floors and foundation were absolutely level. Now, approximately two years after the completion of work, our foundation has not moved at all. As a result of our experience with Avalon Structural, I can and do enthusiastically recommend them to anyone considering a foundation repair in the area. Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

Most structural engineers offer free quotes, regardless of the size of the job. For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate. In most cases, the estimate is free.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. Trusses and rafters each have advantages and disadvantages, so one isn’t necessarily better than the other. For example, trusses are more affordable and often come in prefabricated kits, so they’re easier to build than rafters. However, rafters are available in a variety of designs, so it’s easier to find one that fits your style preferences. Plus, if you want to build an attic at some point down the line, it’s far easier to do that with rafters rather than trusses.
