Customers say: True professional

"Danny took on our project, which was to build a home on an oddly-shaped, canyon side lot. We hired him as he had experience building on hillsides as well as with working with our architect. Ours was a very difficult project; from Coastal Commission to City approval, as well as with structural engineering. Danny had a plan for how to access and install our caissons into the hillside from day one. Not only that, his crew and sub-contractors showed up everyday, on-time for our year and a 1/2 building period. We communicated nearly every day via text or phone calls; Danny and his supervisor Scott were always VERY responsive. They were also open to alternate ideas in order to cut down construction costs. We've now been in our new home one year, and can honestly say that we are very happy with the craftsmanship and quality of our home. Moreover, the few small issues that we have had (garage door opener; low water pressure), Danny has continued to be responsive and to send his team back out to assist us over this past year. Overall, DM Building is an honest and earnest group of builders who only want the best for your project. I highly recommend DM Building, and would be happy to discuss their work further with anyone who is looking for a custom home builder or looking to embark on a large remodel project. "I called on a Friday evening and Jonathon answered. I needed a structural engineer inspection to satisfy an underwriting requirement of the lender for a house I was selling. Jonathon came out that weekend, was very pleasant and helpful and I had the letter I needed first thing Monday morning. I was quite impressed with his service and would definitely use him again."

"We did a full remodel of our place, full new kitchen, and expanded our place into the backyard for a new master suite. Pac Sands did a really great job with our designs. Great tools that made the communication easy with the plans and changes we needed. And they handled the engineering and permitting too, which was great. Highly recommend."

Small jobs welcome

"I had the pleasure of working with Aws on a recent project and was thoroughly impressed by his professionalism and efficiency. He delivered a clean, straightforward structural design that met all the necessary requirements without unnecessary complexity. Aws was fast, reliable, and highly communicative throughout the process, making coordination smooth and strass-free. On top of that, the pricing was very reasonable. I highly recommend Aws and his firm for any structural engineering needs. They offer a great combination of expertise, responsiveness, and value."

Structural Engineering questions, answered by experts

Cathedral ceilings make a statement in your home, but at the cost of your attic space. Normal attics are wide open, which allows warm air to move around and exit your home. Because of this, cathedral ceilings make your home less energy efficient and put your ceiling at risk of venting issues if you’re not careful. They also reduce your attic storage space, potentially cause an echo, and even make it harder to change a light bulb.

Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

You should avoid drilling or cutting into load-bearing beams because removing material will weaken it and increase the risk of structural damage or even collapse. If you do need to drill into a load-bearing beam, speak with a structural engineer first to discuss where it’s safest to drill and the width and depth of the bit that’s safe to use.

Most structural engineers offer free quotes, regardless of the size of the job. For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate. In most cases, the estimate is free.
