"I called on a Friday evening and Jonathon answered. I needed a structural engineer inspection to satisfy an underwriting requirement of the lender for a house I was selling. Jonathon came out that weekend, was very pleasant and helpful and I had the letter I needed first thing Monday morning. I was quite impressed with his service and would definitely use him again."

Customers say: True professional

"Danny took on our project, which was to build a home on an oddly-shaped, canyon side lot. We hired him as he had experience building on hillsides as well as with working with our architect. Ours was a very difficult project; from Coastal Commission to City approval, as well as with structural engineering. Danny had a plan for how to access and install our caissons into the hillside from day one. Not only that, his crew and sub-contractors showed up everyday, on-time for our year and a 1/2 building period. We communicated nearly every day via text or phone calls; Danny and his supervisor Scott were always VERY responsive. They were also open to alternate ideas in order to cut down construction costs. We've now been in our new home one year, and can honestly say that we are very happy with the craftsmanship and quality of our home. Moreover, the few small issues that we have had (garage door opener; low water pressure), Danny has continued to be responsive and to send his team back out to assist us over this past year. Overall, DM Building is an honest and earnest group of builders who only want the best for your project. I highly recommend DM Building, and would be happy to discuss their work further with anyone who is looking for a custom home builder or looking to embark on a large remodel project. "CTID was (is!) great to work with -- they are still helping us with some final decorating items. We were new to town so Charles was a great help in introducing us to options, listening to us and translating what we wanted into recommendations. CTID sourced most if not all our materials from wood flooring, tile and countertops for kitchen and baths, kitchen cabinets and appliances, bath fixtures and vanities, and stone for the fireplace. They designed a built-in bed for the main bedroom and found us a wall bed for the guest room, Afghan rugs, living room furniture and cabinetry and outdoor furniture. Nearly all facets of our design and build were shepherded by Charles. We would definitely work with Charles again and it is clear from the various suppliers we met through him that he is highly respected."

"We did a full remodel of our place, full new kitchen, and expanded our place into the backyard for a new master suite. Pac Sands did a really great job with our designs. Great tools that made the communication easy with the plans and changes we needed. And they handled the engineering and permitting too, which was great. Highly recommend."

"-It was about 2 weeks ago that I met Mr Sal and he cam to see the project site as well to take the measurements required next day later he immediately scheduled an appointment with my local city of Westminster to find out what was exactly requested soon after he left it took only 3 days for him to develop all the structural calculations for the mother-in low quarter and the 2 car garage I was extremely pleased for his professionalism and fast expedited work. The quotes that I was provided from him were by far quite fair than the other I had interviewed prior of meeting him. Mr Sal truthfully went the extra mile to make it happen for what I was looking for. I therefore would Highly recommend to anyone in need of such works to look for Mr. Sal from AAA Engineering Design, you will never be disappointed. I want everyone to know that he is truly a great asset to our community. Thank you John Trimarco"

Structural Engineering questions, answered by experts

In framing, studs are placed at 16-inch intervals to coincide with the typical spacing of wall materials such as drywall or plywood. This spacing is called "on-center" and is necessary for maintaining structural stability and efficient use of materials. The 16-inch spacing also helps to distribute the weight evenly across the building's structure. For those looking to cut material costs and improve energy efficiency, 24-inch stud spacing can be employed through a method called "advanced framing". This requires careful planning and adherence to local building codes to ensure structural integrity.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Costs depend on furniture type, size, complexity, and whether additional modifications are needed.

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.

Yes, professionals reinforce the foundation with additional supports or piers to prevent future sinking.
