A home inspection is always worth it when buying a home, as it can reveal major issues with a home that could cost you thousands of dollars post-closing. Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores. 

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

In most cases, inspection costs are not included in closing costs. The inspection is usually a standalone expense the buyer or seller covers by choice. Closing costs are normally required and designed to cover other costs, such as appraisal fees, title search fees, and attorney fees.
