"Excellent job. JW gave detailed estimate, discovered unusual material ( stones not gravel) on old roof, moved materials in, respected plants and building while working. Total job professionally done and clean during and afterwards."

"We recently had Cactus Nectar LLC build a retaining wall and install a new wrought iron fence in our backyard, and we couldn't be happier with the outcome! The quality of work is absolutely fantastic! Not only is the fence beautifully crafted, but the retaining wall has also transformed our space, enhancing the view of the Catalina Mountains. It’s incredible how much more usable space we have now. The team was friendly, professional, efficient, and really listened to our needs. We highly recommend their services to anyone looking to make similar improvements to their property. A job well done!"

"Thank you Jay Morales and his assistant, from Improvement LLC, a family-owned business. Both were friendly, courteous and respectful of us and our property. Before starting any work Jay took the time to explain the process and answer any questions. We needed painting of our badly peeling fascia boards/eaves and storage shed. Jay and Roxanne are dedicated professionals and worked hard to get the job done. They paid attention to detail and kept us apprised of their progress. At the beginning we had to make a schedule change and Improvement LLC went above and beyond to accommodate us to meet deadline. Improvement LLC offers varying services. We will call on them for future service. We highly recommend Improvement LLC and its team."

Customers say: Quality work

"Very detailed. Had a difficult cracked ceiling to repair. Pulled a section of plasterboard down, reinforced the joists , replaced, skimmed and painted. This was a lot of â wetâ work so he had to come back a number of times to apply the next layer. Shielded the rest of the house from the dust as much as he could and cleaned up after himself continuously. Did the best job that was possible. Time will tell if this will not crack again, but he did all that he could. The work ended up costing about $65/hr. Ace Handyman Services were quoting $100/hr on another job I was going to get done, which is exorbitant. Hire Gilligan if you can, he will do good work for you at a better price. One negative: he expressed interest in another job I had, but repeatedly delayed giving me a quote or telling me outright he didnâ t want to do it. I asked a number of times if he wanted to do it. He would always answer â yesâ but never came through with the quote. Quite disappointed. He fobbed me off in the end. Lost me three weeks waiting for a response from him. Nothing in the end. ."

"remodeled my wall way bathroom shower. Bill is very polite gentleman, answered all my questions and concerns with honesty. His crew and project manager Jeff kept us up to date with timeline, were respectful of my home, cleaned up after themselves after each project, and always made sure I was included every step of the way. I plan on hiring Terrell developed for my next project. Would highly recommend Bill for any home remodeling projects."

Carpentry questions, answered by experts

Yes, you will need a jack for a rim joist replacement. To prevent sagging and facilitate the removal of load-bearing wood, you’ll need to relieve the pressure from this joint before beginning work.

Due to hydraulics and other specialized equipment, a sill plate and rim joist replacement are not typically a DIY project. Hiring a professional structural engineer and experienced contractors is the best approach to replacing rotted sill plates and rim joists.

Learning how to frame a house includes picking the right lumber for the job. Most people will want to pick pine, spruce, or fir for the framing. These types of lumber are affordable and produce sturdy framing for structures. Look for kiln-dried lumber to reduce the risk of shrinkage or insect damage after installation. As part of what’s included in framing a house when you hire a professional, the contractor should order the lumber, so you don’t have to worry about finding the right lumber.

Costs depend on desk size, labor, included features like drawers or motorized height adjustments, and required wall anchoring.

When deciding whether to use nails or screws for framing, the specific needs of the project must be taken into account. Nails have long been the go-to option for framing due to their affordability, ease of installation, and ability to withstand shear forces. They are perfect for structural framing projects where fast assembly is essential. In contrast, screws offer exceptional holding power and are particularly useful in situations requiring increased strength and resistance to pull-out forces. For projects that prioritize accuracy and long-lasting quality, screws may be the preferred option, though nails remain a dependable and efficient choice.

Balcony construction or replacement typically requires a building permit from your local permitting authority. Safety and building integrity are the main reasons for the need to obtain a permit and the subsequent inspections. In some cases, especially cantilevered balconies, your municipality may also require the oversight and signature of a structural engineer.
