"I paid for an inspection (required upfront) in December. They didn't come out for an inspection for more than 3 weeks. The guys that came out were really nice and took a lot of pictures and told me about a few issues. Unfortunately, I have not received an inspection report or estimate with those photos and it's been almost 2 months since the inspection. I called them a couple times and was always told someone would call me back..I'm still waiting. I tried one last time today, after waiting a couple weeks, and no one answered. I wasted $250 and have nothing to show for it. I feel like I was scammed."

You can technically install a metal roof over asphalt shingles, but it isn’t a good idea. This is because you’re essentially creating a moisture barrier under the metal, which can easily—and often does—lead to significant mold damage. Removing an asphalt roof isn’t terribly expensive, and some roofing companies might cut you a serious labor and disposal discount if you add it to a new install.

Metal roofing over an indoor residential living space always requires some sort of underlayment. The underlayment may consist of felt, a synthetic material, or existing roof shingles in good shape, depending on the building code requirements in your location. Metal roof underlayment provides additional water intrusion protection and can have insulating characteristics.

A standard roof can hold a live load of about 20 pounds per square foot. However, gable roofs often have steeper-than-average slopes, so calculating their weight capacity can be challenging. If the slope of your gable roof is greater than 4:12, the live load needs to be decreased to allow for a larger dead load. Ask your roofer exactly how much weight your roof can support.

Roofers most often use nails to fasten roofing shingles and other roofing materials. Nails have more holding power than staples and offer better weather resistance and longevity. However, it is possible to use staples instead of nails when installing a roof. Staples are less expensive, but not as high-quality.

Shingles should overhang the drip edge by no more than 3/4-inch. Longer overhangs will more easily get caught in wind and leave you with an increased risk of roof uplift. You should have an overhang of at least 1/2-inch, though, as anything shorter can increase the risk of moisture getting blown under the shingles and damaging your roof deck or fascia.
