I am a general contractor with 22 years of experience. I don't just do it all I do it all WELL, and I take my time to make sure that the customer is happy with the end result. I generally work on a half down, half when the job is completed basis, but I will look at each situation individually and determine what is fair to the customer.

We are a small masonry firm doing stonework in Northwest Wisconsin, mostly on new and remodeling jobs. Usually we work in conjunction with the homeowner and General Contractor on residential projects. Billing is usually half down at the beginning of the project for materials and balance billed at the end. Some larger projects may need interim payments. We are covered by insurance and our masons are experienced, with seasoned tenders. We like to hear from you well ahead of time so we can keep up with scheduled work, and help work out details ahead of time to avoid delays.

Chimney Repair questions, answered by experts

A metal roof can last anywhere from 15 to 100 years or more, depending on the type. Aluminum and corrugated metal roofs last around 45 years, but tin roofs can last for up to 75 years, and copper roofs can last 100 years or more.

Roof repair costs about $1,100 on average. The cost to repair a roof depends on the size, type of roof, and severity of the issue. Additional cost factors include the type of repairs needed, the pitch and complexity of the roof design, any permits required, and the labor cost in your location. The time of year can influence the overall price, too, as winter repairs can be more expensive due to the slippery conditions for working on a roof.

The costs of sheet metal repair vary, generally between $200 and $600, depending on the extent of damage, material type, and complexity of the repair.

Asphalt shingle roofs are more likely to leak than metal roofs because they are more prone to uplift and damage from extreme weather, moss growth, and ice dams. Asphalt shingles also lose shingle grit over time, which decreases their waterproofing qualities. Metal is a more resilient material that will stand up better to strong winds and heavy precipitation, ultimately leading to a lower risk of leaking. As such, metal roofs add to home value with a higher ROI than asphalt roofs in most cases.

When properly installed and maintained, a metal roof can last 50 to 80 years. However, the fasteners used to attach the roof may have a shorter lifespan than the roof panels, so it’s a good idea to inspect your roof every few years to check for wear and replace any damaged components. Metal roofs installed over shingles don’t last as long as tear-offs since the underlying roofing components can deteriorate over time, and the added weight can stress roof supports.
