A Little About Our Process. . . \nOur customers are always informed about what to expect on their projects, and have often voiced their thanks and satisfaction with this system. Keeping with the custom of informing the customer, here is what you can expect when you call WJT Cleaning & Maintenance, a component of The Building Foudation.\n\nInitial Contact:\nOur Service Manager will call you in reference to your project. We reply to all of our customers in the same short time frame, regardless of the size of their repair, improvement, or build. If you are one of our home maintenance warranty customers, we guarantee that we will take care of your needs within 24 hours or less. We will begin to discuss your needs, and set up an appointment to do an estimate. In the majority of cases, the estimate will be free. Our office will be open and at your service 7:30 AM - 6:00PM. We are available to do estimates at your convenience, if the best time is in the evening or on a weekend, we will be happy to accommodate. \n\nPhase I: Design:\nThe first step is understanding your need, desires, and budget. This phase will identify spaces, their sizes, relationships, orientations, sunlight, etc. Armed with this information we will proceed to design. With the collected data, our next step will be to take this information and put it into a format which will give a more visual sense of sizes, shapes, relationships, and proportions. This process will continue until a final solution is achieved to every ones satisfaction. You will be provided with approximate figures and financing/grant options that may be available at this point, so you know how you will most likely wish to proceed.\n\nPhase II: Details: \nThe next step is to provide construction drawings. It is at this phase where our mostly refined design will become increasingly more accurate with precision & added detail. This level of information is necessary for receiving precise construction estimates, the obtaining of permits, and providing a product built on a foundation of knowledge. During this phase you will be involved to make any refinements necessary. \n\nPhase III: Estimating:\nWith the detailed information present in the construction drawings, estimates of the project will be that much more accurate. We will prepare a detailed, itemized estimate for your project costs. We will also provide a day-by-day schedule of what day the framing will be completed, what day the paint will be applied, and so on. Once the estimate has been reviewed, discussed and potentially modified to reflect any final changes, we will prepare a fixed price contract which will insure your project will be completed on or under budget and to the degree of finish we have specified. If you have any questions about the contract, please feel free to ask. \n\nPhase IV: Building\nWe keep lines of communication open throughout this process to make sure we are best serving your needs, and that you are presented with any opportunity that arises to same money without sacrificing quality. We stand by our final result, which will reflect the hallmark of quality our clients have come to recognize. We guarantee our client's satisfaction and warranty all work for up to 3 years.
Mudjacking can be an expensive foundation repair process, but in many cases, it’s well worth the investment. This is especially true if you’re lifting a portion of sunken foundation slab back into place. In that case, mudjacking can help avoid major structural damage and even home collapse by restoring the integrity of your structure with minimally invasive procedures. Mudjacking a concrete patio, walkway, or sidewalk can be worthwhile because it removes tripping hazards and makes your outdoor area more aesthetically appealing.
Concrete repair costs range anywhere from about $0.10 to $0.15 per linear foot to fill minor cracks, to about $6 to $14 per square foot to replace damaged concrete slabs. Repair costs vary widely depending on the size and type of work needed. For example, replacing 100 square feet of driveway will cost between $600 to $1,400, on average.
The average cost of mudjacking is around $5 per square foot of concrete, with most concrete leveling jobs totaling between $3 and $8 per square foot. The typical cost to fix a sinking portion of concrete slab with mudjacking is around $1,100. The price you’ll pay depends on the size of the concrete slab you need to be leveled, the accessibility of the slab, and the type of material your contractor uses beneath the concrete to lift it back into place.
In most cases, no, mudjacking is not possible as a DIY job. Not only do you need specialized equipment to cut into your slab and pump the cementitious material underneath it, but it’s also a challenging process, and the consequences of making mistakes include additional structural damage to your home. It’s possible to rent mudjacking equipment to attempt a DIY repair, but the risk of added property damage usually isn’t worth the money you’ll save on labor, especially if the concrete you’re lifting is a part of your home’s foundation.
Concrete contractors typically charge anywhere from $6 to $14 per square foot. Cost factors include job size, site prep, base material, accessibility, your location, concrete finish, and concrete thickness. Removal of existing concrete, asphalt, deck, pavers, and grass will cost anywhere from $1 to $6 per square foot. Homeowners can often save money by removing and disposing of existing pavers, decks, and grass. Breaking up and hauling away concrete and asphalt is difficult and time-consuming without the proper equipment and may be worth having the pros do that work.
