The best solution to fix a foundation crack in your basement floor depends on the underlying cause. If you just have hairline cracks from settlements that are no longer growing, the best option is to seal them with a crack sealant. If the cracks continue to grow, one edge rises above the other, or there are signs that water is getting in through the crack, a professional repair will be necessary. Depending on the root cause, your professional may employ foundation underpinning or some other type of stabilization, seal the cracks, or install a drainage system.

New constructions need time to “settle” and sometimes, small hairline cracks occur as a result. Larger horizontal or “stair step” cracks, however, are usually a sign of a deeper, more severe issue. It could indicate an issue with the soil beneath the home, a problem caused by an overgrown tree, or another problem.

Tree roots don’t necessarily break through concrete on their own, but they can certainly take advantage of existing cracks, even very small ones. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.
