The reason for the 4 star is they were supposed to call 30 mins before arrival. They showed up without calling and I had to rush home from work. The 4 stars is also due to sticker shock (no fault of the plumber). Original quote was $720 for a clogged drain. They knocked it down to $500 with only a 30 day warranty rather than 6 month. He found the clog at 35’ (10’ beyond my 25’ snake) in less than 20 mins. I now know I can get a 125’ power snake with all the different pipe size attachments for $300. I do appreciate the promptness of Roto Rooter, ease of scheduling, and fixing the issue right away, but I will invest in my own 100’ snake before spending $500 for 20 mins of labor (not including their travel). Thanks Roto Rooter for jumping on this and fixing the issue in less than 24 hours after contacting you."

The precharged pressure tank should start at around 28 psi. The two pressure settings of note are the cut-in and cut-out pressure. The well pump starts when the tank reaches the minimum cut-in pressure. It turns off when the tank reaches the maximum cut-out pressure. The desired water pressure in the household is usually a few psi above the cut-in number. The difference between the cut-in and cut-out pressure settings should be 20 psi. Typical settings for household applications include 20/40, 30/50, and 40/60.

There are a couple of ways you can determine the depth of your well. One method is to use a device called a well sounder. This tool has a long measuring tape containing a sensor to alert you once the end reaches the water. 

Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.

Schedule annual inspections, monitor water pressure, and address minor issues promptly to avoid major repairs.

Over time, your septic tank can accumulate a buildup of sludge at the bottom of the tank. If left unpumped and uncleaned, the sludge will back up into your pipes and home, causing failure and extensive (and smelly) damage. Repairs to your septic system can be costly, which is why regular maintenance is required. It takes about 30 minutes to pump a septic tank that’s 1,250 gallons or less or 1 hour for larger varieties.

There are a few signs you can look out for to determine if your well pump needs to be repaired or replaced, including the following:

  • Your water pressure fluctuates.

  • You lose water entirely on occasion.

  • You notice the pump making unusual noises.

  • Water sputters out of your fixtures.

  • Your utility bills suddenly spike without explanation.

  • You notice sediment or cloudiness in your water.

  • You hear that the pump runs continuously.
