"Working with Ryan of Knight Flooring was great. The work was impeccable. Ryan started the job when he said he would and finished earlier than expected. Ryan did all of the sanding that required a drum sander himself, which was a huge relief. When the job was finished, there was no dust to clean! Our floors look brand new and are so beautiful! Ryan always asked prior to completing an additional repair and was very upfront about what the cost would be; there were no surprises on our bill. Ryan was also able to offer us high quality cleaning supplies and furniture coasters to prevent scratches at a very small price; I appreciated this from someone who is in the business of repairing scratched floors. We received lots of information and tips on how to make our floors look new for as long as possible. Ryan was very tidy with his tools. We are extremely pleased with his work and will be hiring him again in the future for other flooring jobs.

"Trever redid our countertops and did some flooring work for us. After talking with him over the course of the project I learned he is very passionate about this work. He did amazing at making my vision of my kitchen come to life. His business is newer but he has been doing this work for years. I hope he can continue to grow it as he is reasonably priced, friendly, and experienced. The job he did was beautiful and I couldnâ t be happier I chose Dutch Renovations for my home."

"I contacted John on a Saturday, and he was able to come out the next day on Sunday morning. I had purchased the doors, and he ripped out the old doors and replaced with new ones. He took care of the casing as well. I was pleased with the work, the price, and John's just easy to work with as well. Very nice gentleman."

Floor Sanding questions, answered by experts

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

ALTA/ACSM surveys are the most comprehensive type of land survey and, as such, tend to be the most expensive. These surveys have standardized guidelines and reports and are used in many kinds of real estate transactions to ensure consistent and accurate information is available for properties.

To prepare for a land survey, you must thoroughly check your land surveyor’s qualifications, reviews, and fees to align with your expectations. When it is time for the survey to be conducted, ensure that you have all your documents organized and available, know and mark your property lines, and inform your neighbors that the survey is happening.
