"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

"I had Tri-Cities Staining out to stain my fence a couple years ago and it still looks great! They use very high quality products, understand the nuances of exterior wood treatment and have excellent customer service. All that at a very reasonable price!"

"These guys were absolutely great! I’m pretty picky and they exceeded my expectations. I had the exterior of my home painted last week and it looks fabulous. They caulked, caulked, and then caulked some more. The trim and ceiling lines were very clean. House was sprayed and back rolled (the proper way to do it). The whole crew was very friendly and trustworthy. I had some small plants started near the house and they didn’t accidentally step on a single one, even I stepped on one a few weeks ago. When it was time for the final walkthrough, there was one tiny little spot they missed, that’s it. I would absolutely recommend them to anyone and if I ever need to have paint done again, this is who I would hire. Quality work is hard to come by these days, and they are top notch."

"Alex was right on time every time that we made an arrangement. He kept in touch by text very efficiently. He did the job very well and stayed at my house until the job was finished, about 6pm at night. He gave me a set price and did not charge by the hour. He cleaned up well after painting."

Deck Staining questions, answered by experts

You can paint over old paint on a concrete porch. For the best results, you should first clean the surface and remove as much paint as you can. A power washer is helpful here, but you’ll also want to scrape as much of the old paint away as possible. Then you should prime the porch before repainting it.

Satin paint is generally considered a better choice for woodwork—including trim, baseboards, cabinets, and doors—than flatter finishes like eggshell or matte. Its soft sheen enhances architectural details and stands up well to frequent cleaning and daily wear. Compared to eggshell and matte finishes, satin is more durable for high-touch areas because it is less porous and doesn't absorb dirt as easily. Matte finishes, in particular, are prone to scuffs and are harder to clean, making them less practical for surfaces like doors and cabinets.

DIY staining or painting is manageable with proper preparation, including safety measures, necessary tools, and adherence to safe weather conditions for application.

You’ll need to restrain your deck when you notice fading, cracking, peeling, or mold and mildew over a moderate to large area, or when it’s become especially difficult to clean. As for how often to stain a deck, plan to do it every two to three years or whenever you start to notice extended damage.

No, it is not okay to paint over rotted wood. Painting over rotted wood will not address the underlying issue and can trap moisture, leading to further decay. Properly addressing the rotted wood by removing and replacing or repairing the damaged areas is necessary before you can even consider painting.
