In addition to being professional, efficient, and apparently endlessly hardworking, we had a good deal of fun on this househunting project, and that is largely thanks to Janet. We were searching long distance from another state, but we had no difficulty reaching Janet, getting responses to questions and concerns, and coordinating visits to see houses. She was flexible, organized, and well attuned to our priorities and the feedback she heard on early visits, so that she was able to effectively help us modify our search area for better results. We utilized a written contract that spelled out the parties' understanding of our roles and responsibilities, and this assured us that although her office might have properties we were interested in, we would not find ourselves in a situation in which her interests as an agent would conflict with ours as buyers. Although we were looking a fair distance from her office, Janet cheerfully drove us many miles to see houses, searched efficiently but thoroughly, and used resources unavailable to us as typical online house-hunters. She seemed very familiar with the communities and their history, and was candid with us on those few occasions when additional research was necessary before she could advise us. We appreciated that, as we then felt we could rely on what we were told. Janet also helped us through the complicated process of buying a property that had been foreclosed on and ultimately taken over by the Federal Home Loan Mortgage Corporation (Freddie Mac). Since we were also using a VA loan, she thus had to contend with not one but two government agencies and the selling realty office. We wouldn't have had a clue how to navigate it all, but it went well and we ended up with just the kind of place we wanted. We are happy to recommend Janet Simons and Chehalis Valley Realty, without reservation. I can't imagine that building a new house is ever easy, and I was living abroad at the time my house was being built, which further complicated things. However, Lexar respected that it was to be MY house, so therefore everything should meet with my approval, all while actually dealing with my mother here at home. They were very good about keeping both of us up-to-date on progress, and letting both of us know of issues or problems, and decisions that needed to be made. My beautiful house was completed on-schedule (if not early), and lived up to all of my expectations. Even more than one year after moving in, I am still very happy with the quality of my house. Matt Winter (the guy/general contractor in charge of building my house) is wonderful, and remains very responsive to any little question or possible problem I present him with. My mom enjoyed working with him immensely during construction, and I've only had 1 inquiry that turned out to be an actual problem since moving in. Matt and Lexar are dealing with this problem with as little pain to me as possible, and at no cost to me. Everything else has been my wild imagination, and explained to my satisfaction. In short, I have nothing but praise regarding my experience with Lexar Homes. There has only been once aspect of my experience with Lexar that I was not completely happy with. That is the sales lady's recommendation (before finalizing the contract) that I hire my own contractors for some of the work. She really encouraged this, claiming that customers enjoyed the "sweat factor" that came with doing so, and that it often resulted in less cost. However, perhaps because of the remote location, my mom had a terrible time finding contractors at all, let alone ones that I could afford and would meet scheduling deadlines. After all was said and done, I (and my poor mom) really felt that having Lexar do everything would have been much less stressful, and that any additional cost would have been minimal and more than worth the peace of mind it would have afforded. All in all, if I were to ever build another house, I would be perfectly happy to use Lexar Homes again.

On the day of the final move they loaded my things, delivered them and unloaded them in to my new home. I was so impressed with the professionalism displayed by these 2 young men. They made an extremely stressful time almost fun. I could have never asked for better service. Both gentlemen were courteous, kind and treated my things, as well as ,they would have their own. They worked quickly, and efficiently. I would highly recommend this company to anyone who is moving. I know that if I need to move again I will definitely be using Redefyne Moving and Storage. The only change I will make is to have them do the packing for me too. This was so much better than renting the u-haul and trying to find people to help me move. Not only did they show up on time and perform as was promised they did it with a smile and sense of humor. I was so impressed that I generously tipped both guys. Call Redefyne for your next move and ask for Jack and Lenny. I know that I sure will. First. They were asked to do one thing only. They were asked to remove the vinyl floor covering so that my handyman could inspect the flooring underneath. Yet they went way beyond that and then asked my handyman to sign a document giving them permission to do what they had not been asked to...
It's sad to see a good business go downhill. I know the business recently had moved back into its old quarters. They seem to be short of staff, and communication between the front desk and the mechanics seems very poor. The estimate was for only one unusual job, but after telling me, "Don't...

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

Home Warranties questions, answered by experts
It’s not standard for a seller to buy a home warranty, but it is relatively common. Not only does the warranty protect the seller from unexpected repair costs leading up to closing, but it also can make their home more attractive to buyers, as it commonly transfers to the new owner and offers them the same protection.
The standard HVAC warranty is around five years. Still, many brands offer an extension to 10 years if you register the product within a specific timeframe, typically 60 to 90 days post-purchase or HVAC installation. Over the past decade, warranty periods have substantially increased, shifting from 3-5 years in the 90s to the now-prevalent 10+ year warranties. Both warranty types cover parts failing due to manufacturer defects, incurring no additional costs. Some manufacturers provide extended warranties surpassing the usual 15- to 20-year window, though these often involve extra fees.
Most homeowners insurance policies won’t pay for the removal of dead, rotting trees. That’s because insurance is intended to protect you from sudden, unexpected accidents. So if a tree is sick, dying, neglected, or rotten but is still standing and hasn’t caused any property damage, it’s unlikely your insurance will cover the cost to have it removed.
Extended warranties are available in several lengths, with most ranging from one to five years. Some insurers only offer one- to two-year warranties, which may fall in line with your manufacturer’s warranty, rendering the extended warranty useless. For most major appliances, longer warranties tend to offer the best possible return, since you’re more likely to encounter issues the longer you own an item.
The good news is that most home warranty plans cover hot water heaters, regardless of whether you have a tank or a tankless model. Your hot water heater should be covered by your home warranty because it's considered an essential home appliance.
