Call us today for an estimate! Eagle Rock Landscaping specializes in rockeries, all aspects of hardscaping, excavation, cement walkways, demolition projects and all aspects of geo-technical engineering. We offer the most competitive rates while providing the highest quality service. We have been in business for 20 years in the West Seattle area and are highly recommended.

"If you look carefully, you'll notice that all of the negative reviews for Tim are folks that did not actually hire him and had a hard time ironing out details with him. I did not have that issue and nor did the references Tim provided who I contacted. Each time we set up a meeting, he arrived promptly and ready to discuss details. Though it did take us a bit longer than initially promised for his initial estimate, it was not a large delay, unlike some other folks I reached out to who refused to even ballpark estimate the work. Our project was a somewhat complicated one - our backyard has a decent slope and we needed terraces that would be structurally sound given that our soil is extremely sandy. We needed a patio level, a small garden level, a turf/grass level, and then one last small garden level due to the slope. To maximize space, we wanted the majority of these walls to be near vertical block walls. The work is practically flawless. My father-in-law has a background in construction and even he was awe-inspired by the finished product. I cannot fathom anyone impugning the quality of Tim's work. To top it off, our neighbor's rockery was going to be disturbed by our work, and Tim (with permission from the neighbor) was actually able to help keep some soil erosion from their property at bay as a bonus and make their corner look much nicer. I will say that there was one issue we ran into - due to the odd way in which our side sewer was laid (it's an old house and replacing the entire side sewer would've been prohibitively expensive), we were forced to make non-trivial changes to our initial plan that resulted in some wasted work that Tim had to undo. This caused the project to go over budget and over time. Ultimately, we were able to work out a change order that both of us could agree was fair. The fact that he went long on time didn't particularly bother me - he's essentially a one man crew (with some help from laborers) and does not cut corners. While that may seem odd, the fact of the matter is that he is extraordinarily experienced and I've hired contractors in the past with larger crews that got the work done quickly but with important flaws. If I had to choose between a contractor who finishes exactly on schedule or one who takes longer but is meticulously detailed, it's no competition I want the second one (which is what Tim is)."

"The job was clearing out a 300 sq foot area of tree roots, prepping area for new driveway, and laying down new asphalt. The job with Dennis started out great. He worked very hard. When it came time to get asphalt for the driveway, the shop just had 1 variety that day. When he arrived at my house with the asphalt, he was visibly upset about the grade that they had available. He made the decision to get a grade that has rocks in it that are from .5"-1" size rocks. Definitely not a finer grade which is more acceptable for residential driveways. When he was done, he was still visibly upset about the results and even thanked me for not being irate with him. He was hiring a third party to come in and lay mastik to fill the gaps, and level the surface, then seal the entire driveway. I appreciated his hard work and believed he was taking care of the job, so I paid him since I felt he was a man of his word. I even gave him a $600+ tip. The mastik/sealing company came out the next day and only used mastik on 25% of the 300 sq feet. A few days after it was fully dry, I texted Dennis and expressed my concern that the gaps were not filled and the surface was not at all level. He agreed to have the sealing company come out again. I specifically asked Dennis if they were using mastik as another coating of seal would not fill the gaps. He ignored my question and a second layer of seal was applied. I texted Dennis after the weekend asking him to get back to me. I did not hear back from him. I texted the next day expressing my concern that the gaps were still not filled and that now, there were streaks from the second application of the driveway being sealed. I included photos and asked him to please get back to me. He said that the work was "not that bad" and he "did what was on the estimate". "If the work is unsatisfactory, then I recommend going with another company" I paid Dennis for his hard work and what I thought was his honest word about finishing my driveway. Definitely my fault for believing him at his word. Dennis was dishonest with me on many occasions. He said that mastik would be used to fill gaps and level the surface. That did not happen. When I repeatedly brought up the grade of asphalt that he chose without talking to me, he said "asphalt is aphalt" that there is no difference in grade. Dennis told me that he would come out and look at my driveway again, but he never did. Dennis claimed that he sent the company out to seal my driveway 3 times and it was twice. I know that this repair would not match my existing driveway, but asphalt that was a much more appropriate grade could have and should have been used. I will have to hire another company to rip out and redo what Dennis refused to complete as he told me. I'm sure most of the time Dennis has done great work. Unfortunately that was not my experience. I thought he was a man of his word, but his dishonesty and bad decisions have left me with an unacceptable end result."

Asphalt Driveways questions, answered by experts

An asphalt overlay or top coat costs between $3 and $7 per square foot. For a standard, single-car driveway that’s 10 feet wide and 20 feet long, that’s a total of between $600 and $1,400. For a two-car driveway, you’re looking at a total of between $1,200 and $3,000.

Driveway aprons typically range between four and seven inches thick, though your town's building codes will likely have specific requirements. Additionally, you may need to add a layer of permeable aggregate in the excavation below your paved apron to ensure proper stormwater drainage.

There’s no single best asphalt grade—it all comes down to where and how it’s used. Highways and heavy-traffic roads need something tough, like polymer-modified asphalt (PMA) or Stone Matrix Asphalt (SMA). Local roads and parking lots rely on the Performance Graded (PG) system, chosen based on climate. A PG 64-28 mix, for example, handles a broad temperature range while simpler, more cost-effective mixes are typically enough for residential driveways. The best grade of asphalt depends on traffic, weather, and your budget, which is why a professional’s input is always a smart move before making a decision.

Your city or county will have guidelines about the minimum and maximum width and length of private roads. The average private road is 12 feet wide, and length, of course, depends on your property. Requirements also depend on the amount of traffic and types of vehicles your road experiences. Check with local ordinances before planning a road on your property.

Sometimes, when people talk about asphalt driveways, they’re actually referring to asphalt concrete, which is a completely different compound. Asphalt concrete is asphaltic cement combined with sand or grit. It is significantly more lasting and durable than regular asphalt but also much more expensive. If you’re considering using asphalt concrete, ask an asphalt company for their expert opinions.
