The next morning the dumpster was picked up and the rest of the forming completed. On pour day the concrete arrived on schedule and they had the entire driveway and walkway poured and finished in a few hours. After the pour they completed the forming and grading for the patio. A day or two later the patio was poured and stamped with the color/pattern we chose.
They returned after the 72 hour curing window to acid wash and seal the patio. The guys left a pile for Mark to pick up and within a day or two the equipment was picked up and no mess was left. We are extremely happy with the work they did. The guys are hard working and were flexible to a couple of small changes we requested along the way. I recommend them to anyone asking about concrete!
It could not have gone any better!! We are super happy with Mark and his crew (Sam and Frank). We highly recommend his services!
We hired the company to do the work and set a date for just after Christmas. We decided to do the demo work and Mark even recommended a company to us (which we ended up using) that would deliver and pick up a dumpster to put all the old asphalt and concrete into. The crew showed up on the agreed-upon day to build the forms. Due to weather (it was below freezing at night) the concrete work was delayed for a week or so but Mark kept me updated on the timeline.
When the weather conditions were right - dry and not too cold - the crew was back out there and did a terrific job! They let the concrete cure for a few days then came back to seal it. The walkway looks great, they did a good job of cleaning up, the crew was friendly. Our new driveway isn't anything fancy but it's so nice and smooth and is a HUGE improvement over the old asphalt.
We were very happy with Architectural Concrete and have shared their info with a few admiring neighbors already!
Working with Mark was great. He answered tons of questions from me before, during, and after the work was completed. Some parts of the project were not 100% planned prior to starting such as the length and direction of some paths. Once we got started Mark and I talked though options. He always would give me the difference in cost. When it was time to pay the bid was the bid there were no hidden charges. After the project was done I hired another contractor to install iron railings. While the railings were nice the contractor damaged some of the patio. I called Mark and he took care of it.
The Architectural Concrete bid was done via email from Marc Bonsack and his email bid ended up being the contract, i.e., he provided no ?official? contract to sign. We were not entirely comfortable with that because his email bid provided minimal explanation of the proposed work and no warrantee, etc. information. However, after meeting with Marc we felt we could go ahead with the project, since he seemed professional, his business is local to our town, the bid was reasonable, and we all agreed on the work to be performed. The Architectural Concrete crew arrived promptly the day the work was scheduled to begin and the driveway demolition proceeded quickly. After Marc showed us color swatches, we decided we would go with a darker gray/brown concrete color to match the trim or our house. The concrete was then colored and poured promptly after completing the demolition. Clean up was completed in a timely manner.
However, once the brushed concrete dried, the color came out a pinkish color, definitely not what we wanted (and it wasn?t close to the color swatch we had chosen). As a result of our continued displeasure with the concrete color, Marc made several attempts over the next couple of months to darken the concrete color by spraying gray sealer on the brushed concrete. However, the result was a splotchy effect that really didn?t change the pinkish color of the brushed concrete. As a result, Marc agreed not charge us for the concrete color treatment. Additionally, within a month of the concrete being poured, we noticed some cracks. Architectural Concrete (Marc) indicated they should have added more stress grooves, i.e., in the large areas of brushed concrete, and also in the long walkway pours. Additional stress grooves would have allowed the inevitable stress cracking as the concrete cured to be relatively unnoticed. However, as it is, the cracks are noticeable (particularly when it rains). We are waiting until spring to try to find options to correct the brushed concrete color, and see if any further cracking occurs with the colder winter weather and rain. In hind-sight, having a signed contract that explained Architectural Concrete?s obligations with respect to problems, such as unsatisfactory concrete coloring and cracking, would have been very helpful.
"There were several factors which came into play with respect to [member name removed] project. 1) Since I don't require a deposit or any type of payment until the job is complete, I use email to outline the scope of work and cost as well as answer any questions about the process. This way there is no risk to you as a homeowner and you get to see the finished project before any payment is made. This is the first and only time that there has been any issue with this method 2) Prior to the demolition of the existing driveway [member name removed] pointed out an area that had caved in due to some sort of pre existing issue. Once we removed the concrete there was no obvious cause as to why it happened so we agreed to add extra reinforcing to that area. Once repoured a crack developed directly to the side of the original damaged area. Even with the reinforcing we added throughout the driveway there is obviously an underground issue which is causing movement in the subgrade. There is no way to completely avoid minor cracking with this issue and the cracking in [member name removed] driveway is minor considering the size of it. It is our sincere effort to avoid all cracking with our work but sometimes it is beyond our control. 3) The color issue I struggle with on occasion. Any time color is added, especially the browns, the final color depends solely on the concrete company having a consistent mix so the color is consistent. In this instance, something in the mix caused the concrete to turn off brown and not true to the color chip. I have since discontinued using that specific color as this was the second time it has happened. It isn't an issue when stamping but seems to happen when using a broom finish. As mentioned I didn't charge [member name removed] for the color as it wasn't what was represented. All in all a B grade is reasonable not what we are accustomed to or aim for but as I mentioned, there were factors beyond our control. I will say that in all honesty I think the driveway looks very nice and we have had two of [member name removed] neighbors that have hired us to do their concrete projects this spring based on our work at [member name removed]"
Mark's crew (3 to workers) on the Architectural Concrete team were all skilled and knew their roles. They worked well as a team, which resulted in a successful project that was completed in a timely manner.
