Installation included three (3) support posts all anchored to concrete, gutter, downspout, and roof flashing. It looked very good from the ground. At that point the job looked very professionally done. The next week we had a ton of rain, and I decided to check the gutter as it was not draining correctly. This allowed me to see other areas I could not see from the ground (roof flashing). The downspout opening was clogged as I expected, however when I cleared the opening I found something not so good. A 1 3/4and quot; round hole was drilled through the gutter that mated with a 2and quot; x 3and quot; rectangular downspout opening. The downspout mount was mounted under the gutter with screws pointing up that kept debris from going down the opening. I took time to look at the flashing, and noticed it was buckled in many areas thus raising the shingles on our new roof. It was a mess, and saw poor workmanship. Naturally I was very concerned. I called the owner, and told him I was not a happy camper. I then sent him and email, and very good pictures I had taken while on the ladder. It took a week or two (2) for the installer to show up unannounced to quote and quot;...fix the issues..and quot;. The flashing was repaired properly so that the shingles were laying flat. However I was informed the gutter/downspout issue was per the manufacturers engineered requirements. He could not make modifications as it would void the warranty of the patio cover. I was told if I modified the gutter/downspout it would also void the warranty of the patio cover. So my gutter overflows when debris blocks the opening all the time. I will mention that to clear the gutter you will get sheet-metal cuts as the edges of the roof are rough cut, and clearance to access the debris is limited. So it is a real mess cleaning them. I will somehow install gutter screening, and hope I do not void the warranty. Sometimes you have to really look hard at the little things before you buy.

Leon made the experience of removing an old driveway and pouring a new one completely stress free. As I said above, we had a one day delay due to the possibility of rain. Leon wouldn't take a chance on the concrete surface being affected by the rain. The results are excellent. Many times in the past, when I have had appointments with contractors, they would not show up or call to tell you they were not going to make the appointment. I have had difficulty during projects with contacting the contractor- they wouldn't get back to me. Also, getting the project completed in a timely manner has been a problem. None of these problems occurred with Johnson Concrete. Leon was in constant contact with me, reporting on how the pour was going and what I could expect. He had some great ideas and steered us in the right direction in choosing where to use stamped concrete and why it wouldn't be the best choice on a steep driveway.
Once we made our decision, he told us it would be about 2 weeks, but was able to start the job sooner which was a big plus with the weather changing. His crew was very professional, courteous and careful of existing landscaping. They removed all the old concrete and set the forms on day one and poured and did the stamping on day two. They did a wonderful job with the walkway, making it easy for my mother to use her walker on. They were also able to address some old problems with the driveway.
We are very happy with the final results. Using a combination of broomed concrete with a stamped border on the driveway and matching the border and walkway gives us a safe as well as wonderful looking entry."},"url":"https://www.angi.com/companylist/us/wa/sequim/hanson%27s-concrete-reviews-401181.htm"},"position":8},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"L E Burgess Inc Remodeling & Renovations","address":{"@type":"PostalAddress","addressRegion":"WA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Dave D."},"reviewBody":"We had them engineer and install 2 beams in our basement so that we could combine 2 rooms into one large room. I highly recommend this company. They came twice a month for us and mowed, edged our lawn and kept flower beds free of weeds. They also pruned bushes and kept the yard in tip top shape.

Thousands of NW homeowners have trusted TerraFirma Foundation Systems to keep their homes safe, dry and stable since 2005. Nearly half of our business comes from referrals or repeat customers. We can help you too! TerraFirma is the NW expert in home foundations, basement and crawl space waterproofing, concrete leveling, and wall stabilization.
"I hired TerraFirma Foundation Systems to level my home, expecting a professional job with clear communication, but the entire experience has been incredibly disappointing and costly. From the start, I hired the company to level the floors in my home, specifically to address a nearly 3-inch dip in my kitchen area, a 13x10 room. Yet after they “completed the job,” I still have a 1.5-inch dip in the center of the kitchen, and a corner of my home/kitchen that sits half an inch higher than it should be (above 0%), creating a full inch rise from the living room to the kitchen. Now they’re saying that leveling the kitchen wasn’t included in the original scope, blaming the remaining dip on my kitchen island and fridge being “too heavy” and lacking proper support—an issue they failed to identify in the initial assessment. To properly address this problem, they’re now asking for an additional $7,500, claiming this work was never part of the original job. This feels like a classic bait-and-switch tactic, and I can’t help but feel taken advantage of. To make matters worse, I discovered that they used an uncalibrated machine during the initial leveling when installing, which raised my house over an inch more than necessary, causing significant damage that wasn’t there before. Partway through the lift, they even asked me to sign a waiver to get my house closer to 0% level, effectively absolving them of any damage caused. The technician stopped mid-lift to show me the damage that was already occurring and warned that more would likely follow if we continued. I agreed to proceed, trusting their assurances and assuming their equipment was properly calibrated. I even pointed out to the technician at the time that it did not look level, and he assured me the machine was correct. Now, they refuse to take any responsibility for the resulting damage, dismissing it as “standard” and providing terms within the contract absolving them—despite them overcorrecting the home. There were also repeated measurement discrepancies, with reports showing one reading and verbal statements/emails suggesting different levels. When I sought clarification, I received vague responses and empty apologies. After all this, and nearly $30,000 invested, my floor remains unleveled. The only resolution TerraFirma Foundation Systems has offered is for me to pay additional money to level the kitchen and to wait for the overcorrected area to “settle naturally”—a process that, according to their technician, could take anywhere from two months to ten years. I hired TerraFirma Foundation Systems to fully level my home, not to leave me with an incomplete job, inconsistent results, and vague promises. If you’re considering foundation work, I strongly recommend looking elsewhere—this company has left me with extensive damage, unexpected costs, and a significant amount of frustration."

FAQs for concrete patio work projects in Harrah, WA
Concrete repair costs range anywhere from about $0.10 to $0.15 per linear foot to fill minor cracks, to about $6 to $14 per square foot to replace damaged concrete slabs. Repair costs vary widely depending on the size and type of work needed. For example, replacing 100 square feet of driveway will cost between $600 to $1,400, on average.
The average cost of mudjacking is around $5per square foot of concrete, with most concrete leveling jobs totaling between $3 and $8per square foot. The typical cost to fix a sinking portion of concrete slab with mudjacking is around $1,100. The price you’ll pay depends on the size of the concrete slab you need to be leveled, the accessibility of the slab, and the type of material your contractor uses beneath the concrete to lift it back into place.
A paver patio can last anywhere from 20 to 100 years, depending on the type of pavers and how well you maintain them.
Travertine pavers are usually the most durable, lasting 100 years or more, with regular maintenance. Concrete brick pavers have a variety of shapes and colors available and typically last 25 to 50 years. Traditional brick pavers have a more classic look, lasting around 20 years with proper maintenance.
In most cases, no, mudjacking is not possible as a DIY job. Not only do you need specialized equipment to cut into your slab and pump the cementitious material underneath it, but it’s also a challenging process, and the consequences of making mistakes include additional structural damage to your home. It’s possible to rent mudjacking equipment to attempt a DIY repair, but the risk of added property damage usually isn’t worth the money you’ll save on labor, especially if the concrete you’re lifting is a part of your home’s foundation.
The cost of a paver patio is $3,800 for a 280-square-foot patio on average. Depending on the patio size, paver material, and design complexity, this cost can range from $2,400 to $7,000 or more.
The size of your patio is a significant factor in the project’s overall cost. If you're building a smaller patio of only 60 square feet, your costs will be closer to $480 to $1,500. If you want a more luxurious 900-square-foot patio, you'll spend closer to $7,200 to $22,500.
