"David and Cody from John's Waterproofing went straight to work; they quickly found the problem, showed me the problem, discussed what would have to be done to fix the problem, fixed the problem, then thoroughly cleaned up. Very nice people to work with, from the schedulers through the technicians."

"I contacted a few companies for quotes and Insulation Co was local to Edmonds, so I engaged them. Jo provided a fast quote over email, which I found odd as the other guys made an effort to come out and view the job and obviously high pressure sell you.... The quote was inline and lower than other guys, so based on that and the great reviews they had, I went with it. Other companies had as many 1 star reviews as 5 star and that was a deal breaker. Jo has almost all 5 Star reviews...The team was able to schedule a time within a week and did all the work while we were out of town. I'm very happy with the results. Did a crawl space insulation, vapor barrier, all the AC duct work and even the adjoining wall to the basement, which I didn't expect. Were in and out in half a day, all cleaned up and professional. House floors are noticeably warmer. Highly recommend this local small business."

"Greg and his team were wonderful to work with from the start. It's going to improve our house and our life to stop having water in the basement everytime it rains. We can finish our basement and actually use the space now! Thanks for being so easy to work with and delivering a quality drain system."

"Tyler and Mark did a fantastic job replacing our leaking water line from the water meter into the house. They subcontracted with a fantastic crew to horizontal drill a new water line without ripping up our concrete and avoided the underground utilities. They were very helpful, transparent, and walked me through each step of the way. I would hire them again in the heartbeat for other plumbing needs!"

Basement Waterproofing questions, answered by experts

Anything having to do with the structure of your home, such as raising the ceiling, is usually the most expensive part of finishing a basement. Another project component that could be a surprisingly high expense is adding an exterior entrance.

The cost of a walkout basement can be anywhere from $5,000 to $35,000.

Water damage always poses a primary risk of mold and mildew, but growth is not guaranteed. Whether mold develops depends on several factors, including the severity of the water damage and how quickly the area is addressed. To prevent mold, you must act fast—ideally within the first 24 hours. The process involves cleaning up all standing water and thoroughly drying the affected area. If the damage is extensive, the cleanup was delayed, or you suspect mold might be present, it is safest to assume it has grown and contact a professional mold inspector or removal expert to assess the situation.

Yes, it is possible to over-dehumidify a house by removing too much moisture from the air. This can create an overly dry environment that negatively affects those with respiratory or skin issues, and may cause your skin, hair, and sinuses to feel dry. However, this is unlikely to happen with most modern dehumidifiers, as they are equipped with moisture sensors and adjustable settings. These features allow the unit to pause automatically when the desired humidity level is reached, preventing the air from becoming uncomfortably dry. In contrast, older or more basic dehumidifiers left running for too long could potentially over-dry the air. To avoid this, aim for a balance between removing excess moisture and maintaining a comfortable environment. You can often monitor your home's humidity levels using a modern thermostat for guidance.

Living in a finished basement is acceptable, but only if the space has the proper points of egress and includes smoke and carbon monoxide (CO) detectors to ensure the safety of the occupants. A good way to ensure your finished basement is suitable for use as living space is to get the basement finishing project properly permitted.

The chances of mold developing depend on several factors, including the severity of the damage and how quickly the area is cleaned and dried. To prevent mold, you must act quickly—ideally within the first 24 hours. Clean up all water and thoroughly dry the affected area. If the damage is extensive, you were unable to address it immediately, or you suspect mold has already started to grow, it is best to assume it is present and hire a professional mold inspector or removal expert to assess the situation.
