"Thrilled! That’s how I describe the outcome of the home remodel we recently completed with Johnson Custom Builders. The overall remodel took just over 4 months and included completely renovating the kitchen, dining room, living room, and family room. We started the project over 2 years ago with another custom design firm and spent 18 strenuous months trying to finalize the design. Having gone through the design process we knew the original firm was not who we wanted to work with during the next phase of the project, so we started interviewing custom builders. After talking to several we came across Ryan Johnson, owner and operator of Johnson Custom Builders. He immediately stood out from others by being clear, concise, thorough, and detail oriented. We did our due diligence by checking references and reviewing past projects to confirm Johnson Custom Builders was our choice. The last thing we wanted to do was repeat the painful experience we endured with the original firm. As expected, we had to wait to get the project started. Pre-COVID, no quality builder had immediate availability. All were booked several months out, and Johnson Home Builders was no exception. Fortunately for us, Ryan used that time to become intimately familiar with our design and bring several new ideas to the table that allowed us to overcome the shortcomings we had accepted in the original design. We were pleasantly surprised by Ryan’s design skills. Even though he specializes as a builder, he brought several excellent ideas to the table that utilized practicality while meeting our demand for a modern/rustic PNW look. Never did he push us to simply make a decision so he could stay on track. Throughout the process he guided us by providing options, trade-offs, and setting realistic expectations while allowing us time to digest the information and select what we wanted based on budget and functionality. Communication is paramount to the success of any project. This is no secret, but often diminishes over time and results in missed expectations and failed projects. Being a detailed person myself, the one thing I appreciated most about Ryan’s style and approach was his dedication to weekly, on-site, status meetings and written status reports. These two things eliminated the ambiguity of where we were at in the process, what decisions needed to be made by us as the homeowners, which decisions were final, and what to expect next. The notes were simple, concise, and proved to be extremely valuable throughout the project. The quality of the final product is a culmination of the skill, attention to detail, and quality of materials used to build it. We only influenced the materials with our budget. Ryan and his trades brought the skill and attention to detail to the project. Having closely monitored the quality throughout the project, we found very few issues and the few items we did find were handled immediately by Ryan and the team with no hesitation. Now that the project has completed and we were able to fully move back into our home, we couldn’t be happier. The end result is stunning! The quality of work that Ryan and his skilled team of trades produced is amazing. Friends and family that have seen our new home are amazed at the transformation. It’s clear that Ryan and the Johnson Custom Builders Team takes pride in what they do. I highly recommend JHB to anyone who is looking for a quality, reputable builder that will listen, guide and deliver the home of your dreams."

"We had a great experience working with NRC Homes on a significant remodel as we prepared to move into our new home. They were highly organized, very communicative, and a pleasure to work with. Despite a tight timeline and several changes along the way (Due to changes from us), they delivered everything on time and were incredibly patient and flexible. We’re so grateful for their professionalism and would absolutely recommend them!"

"Last winter we set out to tackle a non-trivial remodel to update the main living spaces in our 1960’s north Seattle home. Our home had a failing original deck placed in an awkward location and end of life kitchen, so we worked with an architect to draft plans to connect a new deck to the kitchen and dining areas, while updating these rooms as well. The plan required removing old sliding doors to the awkwardly placed original deck, adding two new sets of doors onto the new deck location, adding a new window in place of the old door, and modifying several interior walls. With plans in-hand we set off to gather bids from builders. Many builders that we contacted simply were too preoccupied to follow through, and some carried an off-putting sense of “my way or the highway” attitude. One builder stood out quite starkly from the rest, with a humble attitude and a genuine customer centric approach. They appeared to actually want our business, listened, and put together a detailed and competitive bid. As you might guess, the builder was Renovate Construction, and we subsequently chose them to move forward with the project. Communication with Amanda and Derek from day one has always been excellent, and the project started off as well as could be expected. They worked swiftly with our structural engineer and architect to work out kinks and manage the pre-inspections process with the city. Towards the end of January, we were already ready to tear down and rebuild the new deck. Building materials were delivered, deck demolition happened, and then….COVID. This threw everyone for a loop. To Renovate’s full credit they handled this setback as well as any small business could. They remained agile and in constant communication with us about new protocols, possible timelines, and our own comfort levels with go forward options. Following recommended protocols we resumed the outdoor deck portion of the remodel in spring as soon as regulations allowed. Amanda and Derek both showed strong leadership to ensure and encourage a safe environment for both our family (who were stuck at home from our own work quarantines), and for their crews. The deck rebuild was led by Oleg and a team of very skilled builders. It was amazing to watch the deck come to life in real time while we were stuck at home ourselves, and also gave our young kids something to watch other than iPads and Zoom calls. Oleg’s team can be summed up with the word “meticulous”, and it was obvious that they took a lot of pride as true craftsmen. Needles to say the deck turned out beautiful. The next decision was a little more difficult for us to move forward with, and that was whether we were comfortable with demolishing our kitchen/dining/living area with crews inside the house in the middle of a pandemic while being stuck at home 24/7. With Renovate’s help and full cooperation we were able to come up with a solution that temporarily “walled off” the entire construction area from the rest of the house, and also rig a temporary sink/laundry area in other areas of the house. This provided a manageable temporary living solution that gave us the space necessary to safely continue. As soon as regulations allowed, Renovate was ready with the required safety protocol and plan. As doors, windows, and walls were removed and added, Derek was instrumental in making sure the impact to us at home was as minimal as possible. His crew was so well planned and prepared, there was not one instance where a removed door or window was not in place within the same day. In other words, there wasn’t a night where a door or window opening didn’t have a fully attached window or door in place. It’s these types of customer centric details that make Renovate a little different than other builders, and it takes a different kind of builder mentality when you are doing work in someone’s home while they are still living there. As the project quickly progressed, Amanda, Derek, and Oleg were always in great communication with us. As any construction project does, there are instances where not everything goes perfect (building plan discrepancies, finish details, billing adjustments). These things happen to some degree in every construction project no matter what, but the big difference between builders is in how they are handled when encountered. Renovate never shied away from accountability on the handful of small issues we encountered, and always immediately addressed a solution with perfect communication and a customer centric approach. Renovate was also very flexible with us on many components of the project. When I told Derek that I was having second thoughts on countertop materials, and was considering the notion of building my own decorative concrete countertops instead of quartz…he not only didn’t say ‘no way!’…he actively encouraged me to do it (which in hindsight was somewhat questionable advice - knowing how much work it is now ?). My wife and I were also particular in the finish that we wanted on the doors and windows, and decided we wanted to do this ourselves. Derek was a cheerleader for us, and fully let us become a small part of the build. Fortunately, we didn’t totally screw up these details we wanted to do ourselves, but it wasn’t lost on me that most builders wouldn’t put the fate of a remodel project, with all it’s dependencies, in the hands of some hack homeowners. Derek listened to us, gauged whether we were capable of what we said we wanted to do, and then fully encouraged us to be an active part of the remodel. With the remodel now done, it’s really hard to imagine our house the way it was before. It truly turned out better than we had imagined from the drawings. And while COVID thew our timeline for a bit of a loop, the project was still completed at a good pace…and just as important, Renovate’s bid was pretty darn close to on-target. I’m very glad we chose Renovate to work with on this project, and have nothing but good vibes from our updated home. Considering we completed this safely and thoroughly in the middle of a pandemic, it’s really a testament to the people at Renovate. My only worry about writing such a good review for them is that they’ll be too busy to take on my next remodel project. Regardless, they are a great company with great people – and their continued success and growth is well earned. Thank you Renovate. Very happy with our house!"

"Joey and his crew did an outstanding job on our new pergola and concrete project for our new hot tub. The electrical subcontractor they chose to complete the electrical side of the project was just as good as DC BUilders. All questions and details were reviewed and answered prior to the start of the job -SO NO SURPRISES! They cleanup everything and left the backyard in good shape. I would recommend DC Builders for any of your home improvement needs. Great job guys and Thank you."

"Sateren Construction helped us through a 3 different remodel projects that spanned over two years: (1) Remodeling of our entire kitchen, which required knocking out walls to open up the space. Full tear down to studs and refinishing like new. The job included a small amount of electrical, plumbing, and gas-line work. They coordinated manufacturing and install of custom cabinets, countertops, flooring, and all final connections of appliances. (2) Finishing our unfinished basement. This project included major upgrades that all met code requirements. The space was reframed, new windows were cut into the foundation, all new electrical, plumbing (which included foundation trenching), on-demand water heater and HVAC systems were installed. Drywall, paint and final connections were managed. They also helped coordinate permit inspections when needed. We are incredibly happy with how the space turned out and the process of getting it all completed. (3) Upstairs remodel. Included bathroom remodel, new hardwood floors, updated fireplace and mantle with built-in shelving, and opening of new closet for bigger two door access. As noted, Sateren Construction has helped upgrade our home in a major way. I found they did an excellent job, managing expectations while providing a great value for the service. I would absolutely recommend their services to anyone."

Home Building questions, answered by experts

Yes, such as using eco-friendly materials and energy-efficient designs for long-term savings.

The average cost to build a modular home is around $270,000, and most modular homes total between $180,000 and $360,000. Of course, this price varies significantly by location, and the price tends to follow the cost of living in the area. There are quite a few other factors at play that can affect your pricing, including the following:

  • Number of bedrooms and bathrooms

  • Site preparation, including land clearing and leveling

  • Type of foundation

  • Utility connections

  • Cost of building permits

One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.

It usually takes around four to six months to build and install a modular home, although your timeline could go up to around eight months if there are delays in the manufacturing or permitting process. Heavy site preparation and foundation pouring can extend that timeline if you need them, as can customizations you want for your modular home. Your modular home company should be able to provide an estimate for the construction timeline before you sign any contracts or agree to any work.

There are energy-efficient options when building a cottage. Select green building materials, high-performance insulation, and energy-efficient windows when designing your cottage. Options such as solar panels, efficient HVAC systems, and LED lighting can lower your utility bills and reduce your environmental impact. Many builders offer energy-efficient upgrades as part of the design process.
