"Thrilled! That’s how I describe the outcome of the home remodel we recently completed with Johnson Custom Builders. The overall remodel took just over 4 months and included completely renovating the kitchen, dining room, living room, and family room. We started the project over 2 years ago with another custom design firm and spent 18 strenuous months trying to finalize the design. Having gone through the design process we knew the original firm was not who we wanted to work with during the next phase of the project, so we started interviewing custom builders. After talking to several we came across Ryan Johnson, owner and operator of Johnson Custom Builders. He immediately stood out from others by being clear, concise, thorough, and detail oriented. We did our due diligence by checking references and reviewing past projects to confirm Johnson Custom Builders was our choice. The last thing we wanted to do was repeat the painful experience we endured with the original firm. As expected, we had to wait to get the project started. Pre-COVID, no quality builder had immediate availability. All were booked several months out, and Johnson Home Builders was no exception. Fortunately for us, Ryan used that time to become intimately familiar with our design and bring several new ideas to the table that allowed us to overcome the shortcomings we had accepted in the original design. We were pleasantly surprised by Ryan’s design skills. Even though he specializes as a builder, he brought several excellent ideas to the table that utilized practicality while meeting our demand for a modern/rustic PNW look. Never did he push us to simply make a decision so he could stay on track. Throughout the process he guided us by providing options, trade-offs, and setting realistic expectations while allowing us time to digest the information and select what we wanted based on budget and functionality. Communication is paramount to the success of any project. This is no secret, but often diminishes over time and results in missed expectations and failed projects. Being a detailed person myself, the one thing I appreciated most about Ryan’s style and approach was his dedication to weekly, on-site, status meetings and written status reports. These two things eliminated the ambiguity of where we were at in the process, what decisions needed to be made by us as the homeowners, which decisions were final, and what to expect next. The notes were simple, concise, and proved to be extremely valuable throughout the project. The quality of the final product is a culmination of the skill, attention to detail, and quality of materials used to build it. We only influenced the materials with our budget. Ryan and his trades brought the skill and attention to detail to the project. Having closely monitored the quality throughout the project, we found very few issues and the few items we did find were handled immediately by Ryan and the team with no hesitation. Now that the project has completed and we were able to fully move back into our home, we couldn’t be happier. The end result is stunning! The quality of work that Ryan and his skilled team of trades produced is amazing. Friends and family that have seen our new home are amazed at the transformation. It’s clear that Ryan and the Johnson Custom Builders Team takes pride in what they do. I highly recommend JHB to anyone who is looking for a quality, reputable builder that will listen, guide and deliver the home of your dreams."

"Renovate was excellent from start to finish. They efficiently removed an old carport, deck and storage room, and with expertise installed new siding and windows on the side of the house. The crew was professional throughout the project."

"My wife and I recently hired the team at DC Builders to pour a new driveway and build a pretty hefty carport at our house. We were fortunate to get to work with Connie as our project manager and Joey as our builder. In the interest of not making you read to the end of my rambling review, they were fantastic and the quality of the their work was top notch. Starting with the bidding process, they were incredibly responsive, courteous, and patient while we honed in on what we wanted the structure to look like. We ended up changing the scope on them a couple of times and they were incredibly accommodating each time. After selecting DC Builders to do the work, things started moving at an impressive pace. They took care of working with an engineering firm to generate the structural drawings and site plan for city and HOA approval. After getting the HOA approval, they were able to get the permits from the city in just two days! This is a true testament to the value that Connie was able to bring to this project as we needed multiple permits for the driveway cutin, the structure, as well as the City of Houston traffic division given that we live on a "major thoroughfare". We did hit a small snag with the city approvals, but Connie handled it like a champ and we were able to continue the project without any delays. Joey and his team started construction the very next day. They were very considerate about keeping the work site clean and tidy while they built the structure and concrete forms. All trash and excess materials/dirt were hauled off daily and there was no damage to the yard despite the fairly heavy construction that was going on. The team worked consistently and I felt like the construction was completed in as timely of a manner as possible. Upon completion of the work, Joey and I did a quick walk-through to identify any issues. The one issue we did have (a small shard was partially separated on one of the columns) was resolved shortly thereafter. The quality of the project management and the construction was top notch. We will continue to work with DC Builders for any future improvements at our home."

"Sateren Construction helped us through a 3 different remodel projects that spanned over two years: (1) Remodeling of our entire kitchen, which required knocking out walls to open up the space. Full tear down to studs and refinishing like new. The job included a small amount of electrical, plumbing, and gas-line work. They coordinated manufacturing and install of custom cabinets, countertops, flooring, and all final connections of appliances. (2) Finishing our unfinished basement. This project included major upgrades that all met code requirements. The space was reframed, new windows were cut into the foundation, all new electrical, plumbing (which included foundation trenching), on-demand water heater and HVAC systems were installed. Drywall, paint and final connections were managed. They also helped coordinate permit inspections when needed. We are incredibly happy with how the space turned out and the process of getting it all completed. (3) Upstairs remodel. Included bathroom remodel, new hardwood floors, updated fireplace and mantle with built-in shelving, and opening of new closet for bigger two door access. As noted, Sateren Construction has helped upgrade our home in a major way. I found they did an excellent job, managing expectations while providing a great value for the service. I would absolutely recommend their services to anyone."

Home Building questions, answered by experts

While it’s never too early to start planning for a major home improvement project like a home addition, give yourself at least a month or two to plan and design your addition, find a contractor, and get the permits in order. For larger projects like a second-story addition that require designing with an architect, plan on three to four months of preparation.

Modular homes are more affordable than stick-built homes if you keep quality and square footage equal. The cost to build a home averages $323,000, while average modular home prices sit at {AvgCost}. If you’re looking for custom or luxury options, a traditional custom home costs $825,000, while a high-end modular home costs $600,000, on average.

Modular homes can go up or down in value depending on a few factors. In areas where real estate is appreciating, the value of modular homes is likely to increase, and vice versa. Additionally, the value of modular homes depends partially on the area. In cities where every other home is stick-built, modular homes might be considered a functional obsolescence, in which case they could be less desirable and go down in value. In either case, though, modular homes can still be a good investment, especially since they provide housing at a lower upfront cost.

Whether a prefab home is worth it or not will depend on your personal needs and preferences. Overall, prefab homes tend to cost less than traditional homes, although they also tend to have lower resale values. Another thing to consider is that prefab homes usually last 50 to 60 years or longer, while traditional homes last 50 to 100 years or more.

Start by researching local contractors with experience in cottage construction. Ask for references, check licensing and insurance, and review completed projects. Compare multiple bids, making sure each includes the same scope of work. A good contractor will communicate clearly, provide a detailed contract, and ensure all work meets code and safety standards.
