"David and his team were excellent. He is extremely professional and was patient as we delayed the project to work through obtaining condo board approval to do the work. I was impressed with their attention to detail and craftsmanship, but also to David's ability to make suggestions to keep costs of the project reasonable. The end product is beautiful and I will definitely work with David for future masonry projects."

Customers say: True professional

"Goldy Brick Construction did an excellent job installing a patio in my back yard and brick repair on my front steps. Very professional from quote to completion of the job. They arrived when they said they would in the afternoon to prep the area and arrived 1/2 early on the morning of the pour. They worked swiftly, and carefully and all of the work was completed in one day as they said it would be. I would certainly recommend them for any concrete and masonry work and would hire them again for any future work needed."

""I recently hired J & F Construction to install a new flagstone walkway, and I couldn’t be happier with the results. From the start, Jesus provided a detailed plan and offered great suggestions that improved the overall design. The crew was incredibly hardworking, arriving on time every day and maintaining a clean workspace. The craftsmanship is top-notch—the way they trimmed and set each piece of stone is a true 'masterpiece'. If you want a contractor who is professional, communicative, and delivers high-quality masonry, I highly recommend J & F.""

"If you need any driveway, concrete, or masonry work, MJ Paving and Masonry should be your go-to people! They did an amazing job on my new driveway, at a great price, and Miley was even willing to fix some loose bricks from my front path as well as fill in some missing concrete at no extra cost. The communication was top notch and I felt like I was genuinely cared for as a customer, especially at the intial consultation. You won't regret it!"

"LUX came out, gave us a proposal and fixed price and carefully spec'd out the work. They had a large hickory tree to work around and not damage; their workers were polite, hardworking, competent, and cleaned up daily. The project was finished within the time frames planned and within the affordable budget we'd set out. It was a difficult project due to the hillside they were working on, and the large old patio stones that had to be taken up carefully and then reset at the end of the project. We were VERY please with the planner, the foreman, the workers and the quality of the work overall. We would hire them again for foundation and stone work."

"We hired Mr Benitez to replace a stone walkway. He not only replaced the stone, he shored up the concrete base, used thicker stone, and changed the design to make it less likely to break in the future. It’s significantly more stable and has a much better appearance. They got everything done quickly, when they said they would."

Masonry questions, answered by experts

Homes built between 1965 and 2005 are prime candidates for masonry work. Inspect your brick veneer for recessing, crumbling, or discolored mortar joints. Look for white mineral deposits on brick surfaces, indicating water moving through the masonry. Check your chimney crown for cracks caused by the Sterling freeze-thaw cycle. Assess retaining walls for bowing, leaning, or horizontal cracking. Receiving an HOA inspection notice regarding your brick or mortar dictates immediate action.

Helpful?

Expect local building permit processing to add two to four weeks before your masonry work begins. Active project timelines vary: chimney repointing takes one to three days, while full rebuilds take three to seven days. Retaining wall repairs demand three to ten days. Virginia weather heavily impacts schedules. Mortar application requires temperatures above 40 degrees Fahrenheit, and the region experiences frequent rain events that delay poured concrete curing and mortar application.

Helpful?

When planning masonry work, prepare for unforeseen expenses related to local building permits and required inspections. Sterling features clay-heavy soils that expand and contract, triggering unexpected excavation or footing repair. Virginia mandates footings to sit below an 18- to 24-inch frost line, demanding extra digging if existing structures fall short. Opening walls reveals hidden water damage from freeze-thaw cycles. Ensure all designs meet your specific HOA guidelines to avoid replacement expenses.

Helpful?

The local freeze-thaw cycle heavily damages chimneys, causing crown cracking and spalling brick. Brick veneer mortar joints on older homes require repointing due to moisture and clay soil movement. Retaining walls across Sterling fail from clay soil expansion and hydrostatic pressure. Brick or concrete front steps deteriorate from heavy winter road salt exposure. Inspect older block or brick foundation walls for cracks and water infiltration caused by regional soil shifts.

Helpful?

Always hire a licensed contractor who carries workers' compensation and liability insurance. Your chosen professional must understand local building permit processes and inspection schedules to prevent delays. Look for specialists familiar with the specific brick profiles and mortar colors used throughout Sterling. Request references from similar brick-veneer homes in your area. A knowledgeable contractor will navigate local HOA architectural review processes smoothly, preventing costly redos for your masonry work.
