"For years, I’ve had a variable odor in my basement that several licensed plumbers failed to diagnose correctly or at all. Their assessments ranged from "can't smell it" to "possible sewer gas." One plumber taped the open areas of the floor drain housing the hoses the water softener & Rinnai, while others recommended pouring vinegar & water down it. Another dismissed the musty smell from my tankless water heater's exterior intake/exhaust duct as “simple moisture.” Thankfully, Cody Carroll of Piping Hot Plumbing came for a separate job. The moment he walked past my tankless water heater, he immediately recognized the odor: a dangerous propane leak. He instantly shut down the system, explaining the serious safety hazard. He literally saved my life & home from a potential explosion. Cody's professionalism & honest, quick action were remarkable. He even went above and beyond, driving to Richmond on a Saturday morning to get a replacement that afternoon. He took care of everything!"

"There were issues like a portion of pipe under the sink that needed fixed as well as re-doing some of the valving that was leaking water. The guys also didn't have part with them and had to go out and purchase what they needed to do the job correctly. They also had some issue with reverse osmosis system due to the complicated set up. However they figured it out and the job was done in about 4 hours. They were very professional and cleaned up. Even helped put things back under the kitchen sink that had to be removed so that they could install the RO system and do the other plumbing work."

"They quoted a fair price, arrived well within the time frame they said they would (it was same-day service), and were courteous, professional, and thorough.  I would not hesitate to use them again, or recommend.

**Update from yesterday**  Bit of serendipity--I found my receipt from the previous water heater installation in 1996.  Davis had done that one as well.  They did a great job then, and they did this time as well.  Wish I'd found it to show Sean--he said our place looked familiar."

Sewer Cleaning questions, answered by experts

A sewer line should be cleaned at least once every 18 to 22 months. The process takes about 30 minutes or up to 5 hours, depending on the size of the line, how easy it is to access, and how long it’s been since the previous cleaning. If your sewer line hasn’t been cleaned in a couple of years or you don’t even know the last time it’s been cleaned, it’s time to call a pro.

Roto-Rooter does not charge by the hour, so the quote you get after your in-person consultation should cover the whole project. This includes the time it takes a technician to get to your house and the time it takes to complete the job. For context, a plumber will charge anywhere from $45 to $200 per hour, but you may also pay a service fee or flat fee.

If you’re not using a septic system, problems with your home’s plumbing won’t cause this—it’s a city problem. A large blockage in the municipal sewage lines may cause those lines to back up into your home. This is extremely unpleasant and can be a serious health risk due to bacteria and other contaminants. If this occurs, call a pro (or your city) immediately.

An active cleaning agent and a drain snake is the best way to clean a main sewer line. You can purchase a regular or enzyme drain cleaner or make a DIY drain cleaner with baking soda. Use your chosen solution at least once a month or as needed to keep your sewer line clear.

If your drain doesn’t have metal crosshairs or crossbars, you should use a tub drain extractor. These tools create a grip on the drain so you can turn it using a 1/2-inch ratchet drive, drain key, or wrench. Your drain may not have crosshairs if it's old and broken.
