Within a week James had lined up three showings and within two weeks we had two qualified tenants. They moved in in early January and so far, so good. There was an issue with a leak in my refrigerator. James contacted me as soon as he heard of the problem from the tenants, lined up a repairman, and by the end of the work week had secured a $95 repair. I am very happy with the service James and Foresight have provided so far. From my experience, my recommendation for others using Angie's List is to make sure that businesses have RECENT reviews on Angie's List. Even if they have great reviews, good companies can quickly go downhill. James and his team have great reviews and they're all fairly recent. This number is fine because it is agreed upon by board members ahead of time. What I do not agree with is the EXTRA money we are having to pay for our consultant's gas for her work trips to our property and for our property (which do no occur in the first place!). This money should already be included in the annual RPI funds and not an extra expense. - During the big snow storms in 2010 our street blow pushed a few of our concrete blocks at the end of our cars off their metal spikes and left them sitting crooked in the parking lot. Now, in 2012, they have yet to be fixed after multiple requests over the years. These are just a sample of some of the perhaps small, but overall important examples of the pathetic "care" that Real Property provides for me as a home owner at Four Seasons Condos. I have requested looking into other management but this is not up for me to decide since I am no longer on the board and since the majority of the members were not up for the idea of changing property management companies at the time. The only thing I can suggest to you based on my opinion is DO NOT RENT from a Real Property Managed home and DO NOT START A CONTRACT WITH THEM AS YOUR MANAGEMENT COMPANY! You will be greatly disappointed and frustrated daily.

I contacted James in mid-November to list my property. He met my father as I no longer live in Charlotte and they walked through the property. He told me the property was priced aggressively and couldn't understand why it had gotten no interest since its original listing in August. I...

FAQs for property appraisal projects in New Canton, VA
An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal. Things like improving your curb appeal, painting, refinishing floors, and taking care of minor repairs are all good investments prior to ordering an appraisal. It’s also a good idea to clear out any clutter and complete a deep clean beforehand to show your property in the best light possible.
Appraisals aren’t required by law to complete a real estate transaction, but it’s unlikely that a lender will allow a buyer to close on a property without an appraisal, so, effectively, they are usually required. Your mortgage lender uses the property as collateral for your loan, and the appraisal is what the lender will base the mortgage on to confirm the value is there to justify their investment.
The average cost of a property appraisal is around $355, but different appraisers in your area could charge anywhere from $250 to $500. Appraisals for larger properties will often cost more, as will valuations for older properties. Appraisers will use homes in the surrounding area to help determine a valuation as well, so if your home doesn’t conform to the neighborhood standards, the valuation will require more work and will likely cost more.
A licensed appraiser is the only individual that can carry out a property appraisal. You should always check to ensure an appraiser you’re considering has the proper licensing from your state. Additionally, since an appraisal is meant to be an unbiased opinion of a property’s value, you should confirm that the appraiser doesn’t have ties to any other party in the sale of the property.
Anyone can hire a property appraiser to confirm the inherent value of a property, but the buyer or buyer’s lender will usually choose the appraiser and pay the individual for their opinion. It’s also not uncommon for the seller’s side in a real estate transaction to hire an appraiser in order to justify an asking price or negotiate a higher selling price.
