I was originally on the fence about hiring a property management company, but in the end, I'm glad I did and I'm glad I went with Peabody. They have an excellent track record and I can see why. The two services I use(d) from Peabody are tenant recruitment and property management. As for tenant recruitment, when I first decided to rent out my place, I tried to look for tenants myself and it turned out to be time consuming and fruitless. For what I believe is a reasonable price, Peabody sends in a photographer, writes up an amazing description of your rental property, and posts it to all the major MLS listing sites to get your listing to the front of the line. I can't thank Glenn enough for his writing prowess, thoroughness, and prompt distribution to the MLS, which is why I'm convinced I had multiple applicants within hours of posting my listing. I requested a bit more in rent in comparison to the comps surrounding my property, however, due to the quick posting, wonderfully written description, and great photos, I was able to get what I asked for in rent, and have wonderful tenants to boot! The reason my tenants were so great, and what I think the most valuable part of the tenant placement service that Peabody offers, is the background checks. They are VERY thorough, and you can rest assured the tenants they find for your have been well vetted. They weeded through a lot of applicants with questionable rental history, that I'm sure I would have missed had I been trying to rent the place myself. Nathan was quick with applicant information and follow up, and very patient handling all of my various questions, coordinating move-ins, move-outs, forms and a lot of other items that would have taken a lot of time to follow up on, had I been trying to rent my property out myself. The second service I use with Peabody is property rental. This is a GREAT value if you ask me, and I could not be happier with this service. In a world where people don't often remember what good service was, Peabody is restoring my faith that some people still believe in great customer service. Kelly always helps me with patience and kindness for any issues that pop up with my property or tenants. At times I feel as if I'm the only client they are dealing with because Kelly is so prompt and accurate with her responses. I had a few issues arise with my place over the years, and Kelly has always worked with me to make sure that the tenants are happy and satisfied. Kelly organized all the forms my HOA required, made sure my tenants were compliant with regulations, parking permits, pool permits, and is very forthcoming with updates, even it meant delivering me less than ideal news (my AC broke). If the service department gets backed up, she steps in without delay to make sure any problem is fixed to both the owner and the tenant’s liking. The contractors that Peabody uses to fix minor issues that may pop up in your rental provide quality results and are reasonably priced. I definitely do my research when looking for contractors, and Peabody’s staff always seems to come in at a lower price than I can find on my own, and as I mentioned before, provide excellent results. In closing, I can without a doubt tell you that my experience in renting out my place would have been a lot worse without using Peabody. For the time I would have had to spend fixing issues the tenants had, finding contractors, coordinating inspections, when to be at the property to let people in, background checks, setting up a lease, following up on the lease, posting my rental (you get the idea), the price of their stellar customer service and the convenience of having everything taken care of is WELL worth it.
