"The work that was done at our house was more than exceptional. Charles knew the metal needed and the type of gate that we were looking to get installed. He was very easy to work with and made us feel that us as his customers were very much a priority. I will only recommend Charles Ornamental to others seeking welding work. Thank you Charles and your team in keeping your appointments and completing the work we needed for security and peace of mind!!"

"A rep from Lotsa Fence Options came out and did an estimate. I chose them after getting a couple estimates and they did the work in a half day about a month later. Very careful, efficient, and professional work. They even repaired my gate handles for free. I highly recommend them"

"The man from the company did a good job of cleaning the deck. However we had a communication problem about when he would return to apply the deck sealant. I told him I would call the office with possible days and times, which I did. The next day, the technician showed up unexpectedly to apply the sealant. I had not been contacted by the main office regarding this. Luckily I was at home and could let him to finish the job. The application of the deck sealant was O.K. but he missed a few patches which showed up when it rained a few days later. Overall I would rate the company as good."

"After extensive searching and reviewing companies on the List, I hired CRS Painting to refurbish a rental property, a condominium, that had been recently vacated. CRS contacted me the same Friday I phoned and set up an appointment to see the premises and make an estimate that very weekend. I was impressed by Gerardo Lopez and his professional demeanor. He made very useful suggestions that saved me time and money, and also steered me to the most aesthetically advantageous color schemes. He also offered to deep clean the mold on tiles in the shower in the bathroom. Each day he and his crew worked in the unit, he phoned and apprised me of the progress and of a few surprises that occurred along the way. For example, Gerardo discovered the dishwasher was defective and needed to be replaced. I was able to purchase one in stock at Home Depot in Alexandria. Gerardo came all the way from Gaithersburg to retrieve the appliance, and took it to the unit in Chevy Chase, MD, saving me time and expense ordering and retrieving the machine. Later, he discovered a leaking pipe one evening as he was preparing to finish up the job. I called for an emergency plumber, but the plumber did not arrive until nearly 2am. Gerardo stayed at the unit through the night until the repairs were made, advising me as the work ensued on what was necessary. I offered to come and wait myself, but he willingly stuck it out until the problem was resolved. As this was above and beyond his responsibility, I offered to pay him extra for the evening hours, but he would not accept any payment beyond our initial agreement. Gerardo showed very refined professional and social skills throughout this crises dealing with the persnickety condominium board members who initially balked at giving him and the plumber access to the building's water mains during the night. After explaining to them what had to be done and assuring them he would remain until the job was finished, they ceded him access to the building utilities without my being present. I was amazed. Later the neighbors complimeted me on how good the unit looked and the fine quality of work CRS had rendered. The next week, the carpet cleaners also raved at how lovely the place looked after the CRS crew had painted, repaired, and cleaned where needed. Overall, I can't say enough about how well Gerardo Lopez managed the job from start to finish. He was firm, but reasonable as he negotiated the price with me and he stuck to it. No matter what unexpected complication arose and how cumbersome it was, he took care of it easily, efficiently, and cheerfully. I recommend him to anyone who needs work done in their home. He is smooth, polite, and cheerful as a person, and trully talented at what he does. Gerardo is honest and forthright - - no games or deception. I clearly made the right choice with this company, and I encourage others to opt for CRS Painting."

"Everything went great.  Kevin was able to clean the tile and grout to where it looks nearly new. I have tried cleaning it on several occasions and, I was never able to begin to make it look good.  I thought I was going to be replacing my floor.   As always, Kevin has made me a very happy customer and, I look forward to having him clean the rest of my tile and grout."

"We had several companies come out and give us estimates. We knew problems that needed to be repaired and Majesty was the only one that addressed everything.

We have an older home and the chimney was in disrepair. Many upper bricks were bad off. Most companies wanted to just take out the bad bricks and replace them. Majesty wanted to take down top 1/3 of the bricks and rebuild the chimney. Great idea.

They came and began taking down the chimney. We began to worry because the bricks were then being placed on our roof. No scaffolding was being used. The bricks were then thrown down onto my lawn leaving huge marks/dents. Not sure this was the best way to do things. They did put down tarps to protect the roof when we asked about it.

The rebuild went well. Looks good. Masonry works is very good. They let us pick the brick color so we could match as close as possible.

They came back the next day to point up spots (fix cracks in the concrete) and water proof the entire chimney. Waterproofing was done, but only part of the pointing was finished. Flashing was not put on correctly (this can lead to leaks in the roof) and was not caulked yet. We contacted the owner and she told us according to her the flashing was installed and the pointing was done. She said she would send out a person the next day to check.

They came out the next day and fixed all of our points. They also fixed our yard with turf.

Majesty would have received a A rating if they would have taken care of the little things. Roof, yard, etc without us having to ask.

Gate Repair questions, answered by experts

No, you can’t use a garage door opener as a gate opener. Automatic garage door openers and automatic gate openers serve similar functions and may even operate similarly via remote control; however, they aren’t interchangeable. Garage door openers aren’t intended for outdoor use and can’t withstand exposure to the elements.

Yes, driveway gates can help secure your home by deterring burglars from accessing your property. Climbing a gate slows down burglars while also attracting attention to your gate. If you live further down your property and want to increase security, you can also install a gate security camera that connects to your gate and monitors the area for suspicious activity.

Installation typically takes 1-3 days, depending on the gate type and site conditions.

Yes, most electric and automatic gates can be opened manually. They are equipped with a manual override or release mechanism that detaches the motor from the gate, allowing it to be moved by hand. This feature is essential during power outages or other emergencies.

To activate the manual override, you will typically need a specific key or tool. In some cases, you may also need a screwdriver to remove a cover to access the release mechanism. The use of a key is a common security measure to prevent unauthorized individuals from manually opening the gate.

Because every model is different, it is highly recommended to consult your gate's user manual to familiarize yourself with the specific procedure before you need to use it. Keep any necessary keys or tools in an accessible location. Be aware that automatic gates can be very heavy, so opening and closing them manually may be difficult.

In North America, electric gates are also subject to the UL 325 Standard for Safety, which includes provisions to allow emergency responders to access the property.

The most common cause of gate sensors not working is damaged wiring. Only a professional should diagnose this because it requires working with the system's electronics. There are safety concerns, but more than that, you don't want to accidentally short out your system or cause any electrical damage. Insects, rodents, and fallen branches are common reasons your wiring could become damaged.
